**Associate, Real Estate Debt, London**

**£70,000 - £80,000 + Comp**

A fantastic opportunity for someone with experience of modeling and working within the real estate debt space to join a firm specialising in value-added investment strategies across all property types in the UK and Europe. Their pan-European real estate funds include core+, opportunistic and debt strategies, with total assets under management of over €15 billion and a loyal client base of institutional and private investors.

The business is looking to recruit an Associate who will work within the Debt Origination team in London. The Team is responsible for sourcing and executing debt financing for the firm's European real estate equity investments. The individual will work alongside the existing members of the Debt Origination team based in London and will report to a Senior Partner.

Working with internal and external CRE debt stakeholders, the role will involve assisting with the origination of new loan facilities, pro-actively providing advice on issues regarding loan performance, identify refinance opportunities and manage construction financing reporting.

**Responsibilities**:

- Assist lead originators throughout the new borrowing lifecycle in the delivery of RFPs, lender correspondence, modelling, facility agreement/security documentation negotiation and drawdown process.
- Maintain and provide advice and recommendations on issues relating to watch-listed and non-performing loans.
- Evaluate development finance documentation including the review of development cash flow and budget forecasts from Project Monitor reports vs underwriting assumptions, requesting drawdowns when needed.
- Support lender credit function in providing information relating to any concession/waiver requests from the borrower, including advice and recommendations.
- Acting liaison between internal and external parties (including legal, valuers, property management companies, lenders, etc.).
- Monitoring market developments and trends including providing analysis of impact on the bank's facilities, development and implementation of facility-specific measures in critical facilities.
- Ad-hoc exposure to projects to improve ongoing loan and hedge reporting or transactional banking opportunities.

**Key Skills, Attributes and experience**:

- Proven experience working in a related CRE debt environment (either borrower or lender side).
- Experience in monitoring and reporting of construction financing to lenders is advantageous.
- Strong communication and interpersonal skills - can confidently liaise with internal and external stakeholders (such as lenders, lawyers, and advisors).
- Exceptional organisational and time management skills - can work across several transactions/jurisdiction ns at one time whilst adapting quickly and efficiently to changing business and client requirements.
- Excellent analytical and technical skills - able to understand complex secured and unsecured loan arrangements, hedging documents and borrower structures.
- Disciplined, diligent and rigorous attention to detail.
- Ability to work effectively as part of a team as well as independently.
- Advanced MS Excel skills.
