To assist the Bumblebee Property Services in delivering service area objectives to manage and retain good quality, cost effective accommodation from the private rented sector including transfer of Housing Association stock to meet housing demand and help to ensure the organisation makes a profit, and to ensure that the needs of tenants and landlords are addressed in a timely and effective manner

**Main duties and responsibilities**

To deal directly with customers of the Barnet Group, private tenants and private landlords
- To work effectively with all landlords including private as well as Portfolio landlords to manage homes as efficiently as possible.
- To provide a comprehensive management service, including overseeing repair obligations, fire safety inspections, tenancy management, low level anti-social behaviour issues, organising gas safety checks, carrying out quarterly inspections and reports, making sure properties are compliant and the legislation is adhered to. Chase rentals and issue relevant legal notices.
- To ensure that the housing management services provided to tenants and landlords is of an excellent standard and conforms to relevant statutory requirements and best practice. Identify opportunities for service improvements and make recommendations to the Commercial Initiatives
- Manager. Ensure changes are introduced and implemented effectively and efficiently. To provide a comprehensive, tailored customer-focused service to tenants and landlords.

Maintaining accurate case notes, including property inspection sheets, and accurate information on databases and on the GNB software system.
- To fully update CRM portal, PRS database and GNB software system and any new databases implemented.
- To ensure that all complaints, incidents of anti-social behaviour and harassment are fully investigated and dealt with in accordance with Barnet Homes policies and procedures.
- To detect and report any incidents of suspected fraud to the relevant senior officer and to liaise with other departments such as the councils Corporate Anti-Fraud Team (CAFT), Housing Benefit, Internal Audit and Legal
- To assist tenants with housing benefit queries ’if any and payment plans if required
- To report incidents of suspected abuse or neglect of children or vulnerable adults to the councils Social Services
- To follow safeguarding procedures and policies to ensure vulnerable children and adults with housing difficulties receive the right services at the right time, sometimes including attendance at case conferences
- To issue NTQ’s (Notice to Quit) in the event of legal proceeding
- To correspond with tenants, who are in rental arrears and send out the relevant letters
- To issue Section 21 and Section 8 Notices when relevant
- To liaise with Legal and prepare case notes including witness statements ready for court
- To continuously learn and improve services for the benefit of the customer and Barnet Homes by routinely providing colleagues with feedback about weaknesses in the systems and ideas for improvement.
- Perform duties in a flexible, helpful, pro-active and positive manner and contribute towards the general development of the team and service.
- To implement and keep abreast of changes to relevant legislation and communicate this in an understandable manner to customers
- To protect Barnet Homes interests at all times, ensuring that no needless expenditure is committed and that Barnet Homes equipment is used in an appropriate manner
- Ensuring safe and efficient delivery of service by achieving high standards of health and safety and reducing risk

**Education, Qualifications, Memberships**
- A demonstrably high standard of verbal and written literacy and numeracy
- Ability to drive own car with a valid UK recognised driving license
