SALARY: £14.30 per hour

Reporting to the Resort Manager_,_ **the main job duties will include, but are not limited to**:

- Organise and plan the maintenance of the accommodations, facilities and common areas in the Resort to ensure all of these are functional and presentable in line with company standards
- To conduct efficient manpower planning to ensure the department has sufficient employees required to fulfil all maintenance requirements on a daily basis
- To conduct pre-arrival checks on accommodations and establish any defects that may have occurred whilst units are occupied
- To improve the appearance and standard in accommodations, facilities and common areas to ensure they are at all times well maintained
- To ensure all relevant administration is completed in a timely and accurate manner and to maintain up to date records and files
- To conduct emergency ad hoc maintenance in a timely manner, as and when required including emergency calls out of hours
- To conduct regular performance management techniques with all employees within the department, so ensure they have the necessary skills to provide an efficient maintenance service
- To assist with recruitment and selection as and when required to ensure the department is sufficiently staffed at all times
- Liaise with the Resort Manager for feedback on the performance of the department
- Liaise with Purchasing and Construction on projects such as refurbishments
- Produce clear and coherent plans for maintenance depending on costs and order of importance
- Explore ways of improving efficient work systems within the department in order to enhance the service provided and/or reduce overall costs
- Promote effective and efficient performance of team members
- Maintain morale by conducting monthly or quarterly team member morale building meetings
- Maintain in-depth knowledge of all resort systems and operations
- Ensure the resort complies with Health and Safety, emergency and security standards
- Tour the property daily; perform regular weekly inspection of units and the property to ensure that superior quality for owners and guests is adhered to
- Comply with corporate and brand standards & regulatory matters
- Monitor and address the effectiveness & productivity of all contracted services
- Coordinate and supervise special projects, to include renovations and remodels throughout the property in conjunction with Corporate Construction and Purchasing
- Perform other duties as assigned

**Qualifications**_**, **_**skills and experience required to fulfil the role include**:

- Management experience
- Ability to lead and mentor a team and identify training needs
- Working knowledge of timeshare or hotel operations
- Computer proficiency in Microsoft Word, Excel and Outlook. Also usage of well-known systems or an ability to demonstrate the use of bespoke in house systems
- Revenue Management skills with experience of budgets and P and L’s
- Excellent interpersonal and communication skills
- Ability to deal with internal and external customers
- Time management; the ability to organize and manage multiple priorities
- Problem analysis and problem solving skills
- Initiative and adaptability. Be able to split work days e.g be in the office then work on the Resort
- Detail oriented. Start projects and finish them to the agreed time frame
- Experience of managing outside areas such as grounds and gardens
- Work with a safety management system - fire safety, fire marshal experience, water testing
- Experience of ISO 14001
- Sourcing and managing contractors
- Experience of recreational water facilities
- Managing on site projects in parallel to their normal job
- Demonstrate experiences of transferable skills (plumbing, electrics and carpentry)
- Previous experience in a leisure/hospitality based function
- Multi-property experience
