Assistant Pre-construction Coordinator

TH Recruit is working with a reputable, well-established residential developer, to grow their East Midlands technical team. The vacancy is for an Assistant Pre-Construction Coordinator reporting to the Land and Pre-Construction Manager.
The primary function of this role is Assisting the Land and Preconstruction Manager to deliver the timely progression of schemes from Bid/ Concept / Estimating / Design stages to physical start on site. Bringing together and moving forward current and new client relationships.
- Achieving a timely start on site within contract and agreed pre-construction budgets.
- Assist in value engineering exercise.
- Compliance with prestart requirements
- Assistance with bid submissions (coordination with an element of bid writing)
- Assist with developing successful new and existing client relationships.
- Help to develop (in liaison with the wider technical team) schemes design and technical solutions for new parcels of land and assist with progression through the pre-construction process to achieve a successful and timely start on site.
- Assist development coordinators with technical appraisals.
- Assist with planning approvals within agreed pre-construction budgets.
- Support the management of the pre-construction process from initial appraisal through tender, to handover / start on site.
- Appraisal of new building products and legislation
- Help prepare for pre-qualification and tender interviews and presentations.
- Attend relevant site handover meetings.
- Carry out site visits as required.
- Ensure all pre-construction consultants are suitably appointed.
- Assist with the negotiation on key works packages prior to construction stage (groundworks, piling, remediation)
- Provide monthly progress reports.
To carry out this role effectively, you must have worked in a similar position for a residential developer.
