Dream Luxury Serviced Apartments are recruiting for a Chief Operating Officer (COO) to support the CEO, ensuring operational excellence across the organization. Your primary goal will be to increase our organization's productivity, efficiency, and profitability. You will advise the CEO on key operational insights as well as provide coaching to employees.

The main responsibility of the role is to have full oversight of the entire Dream Luxury Serviced Apartments group operating under separate entities with locations based in Belfast, Liverpool, Newcastle, Manchester, Middlesbrough and Dundee.

Main responsibilities include, but are not limited to:
- Implementing new processes and procedures to improve the daily running of all businesses.
- Working closely with the Group Operations Manager to address & resolve operational issues.
- Management of all line managers across the Dream Apartments group, ensuring accountability
- throughout whilst encouraging & motivating them to achieve maximum productivity.
- Sourcing new opportunities for expansion including liaison with managing agents, architects and construction personnel to ensure the vision is met.
- Drafting of vital correspondence including Head Of Terms for expansion, negotiations & legal matters.
- Preparation & planning to open new locations including set up of associated utilities & organising inventory to the design specification of the MD, including all associated costings.
- Working with the Finance department to ensure timely payment on the purchase ledger & management of the sales ledger as well as reviewing rotas and payroll across all entities to hold department heads accountable to strict budget requirements.
- Liaising with external accountant to ensure completion of year end accounts & VAT returns.
- Overseeing the sales team, reviewing revenue management and ensuring profitability.
- Strategizing with the Marketing department to ensure effective advertising campaigns.
- Assisting with HR matters, ensuring correct procedures are followed.
- Customer care & resolving complaints when a satisfactory conclusion has not been reached.
- Experience in other departments when necessary due to staff shortages including the Finance department, front of house and reception duties & housekeeping

**Job Type**: Part-time
Part-time hours: 40 per week

**Salary**: £45,000.00 per year
