**Salary: £25k - £35k + commission and incentives**

**Hours: Mon - Thursday 9am - 6pm Friday 9am - 5pm**

**Lettings Administrator job details,**

**The Lettings Administrator will be carrying out general Office duties including,**
- Filing, archiving, scanning and typing
- Preparing Terms of Business and sending out ensuring they are signed
- Supporting Directors with diary management, arranging meetings
- Ensuring legal compliance to new and existing legislation on all let and managed properties
- Completing move in checklist for all new deals, ensuring all properties comply with regulations
- Assisting with AML compliance
- Updating monthly and quarterly records
- Preparing Tenancy Agreements for new deal
- Making phone calls for recovery of money Maintenance

**Property Management (Small portfolio)**
- Organising repairs
- Organising pre tenancy repairs/works for new deal on 'Let Only’ deals where necessary
- Arranging inspections and check-outs, liaising with contractors to book in repairs
- Ensuring Gas Safety, EICR, EPC checks are in place for managed properties, ensuring all properties comply with regulations
- Dealing with tenant complaints and resolving issues
- Chasing late rental payments
- Organising insurance claims and submitting evidence to insurers and liaising with customers/contractors
- Booking cleans & inventories Renewals
- Sending out Letters to Landlord and Tenant 14 weeks before renewal date (LOX)
- Speaking with Landlords and Tenants and agreeing renewals
- Preparing renewal agreements
- Completing renewal compliance checklist

**Tasks added on**
- Organising photos and floorplans
- Updating portals with price changes at the correct percentage for it to re upload
- Uploading new instructions and re-instructions on to Jupix
- Deposit Dilapidations
- Going through properties to check if still available, price change,
- Go through tenancy’s that are in the last 3 months to see if renewing or moving out. If renewing pass to Director, if leaving then pass to negotiator to find new and let landlord know.
- Assisting Head of Sales & Lettings with Stock chase and Admin spreadsheet
