**About The Role**:
The Property Specialist, Direct Costs will be a key member of the Property Cost Team, supporting and managing the delivery of all Property Capex Projects.

Your particular focus will be ensuring all in-store equipment is delivered in line with the Programme of Works and within Budget.

You will manage internal and external relationships, and ensure that project timelines are communicated efficiently and all costs are tracked and challenged.

This role may be of particular interest to those interested in developing some of the skills required to pursue a Quantity Surveyor career in the future.

The role is based at our Head Office in Bradford and is a full-time, permanent position.

It’s important that you live within a reasonable distance of our office as office presence will be required, although there will also be some remote working.

Some of your responsibilities will include:

- Produce financial reporting from Oracle against Project code
- Challenge costs through close checking of quotes and action list management.
- Thoroughly check quotes/invoices to ensure all charges in relation to time, travel and materials are correct and reasonable. To challenge any anomalies, to save the company money.
- Manage equipment requirements through appropriate channels such as communication to stores, Buyers, Project Delivery Team.
- Form strong and influential relationships across the business to ensure effective communication across all levels.
- Being a supportive and effective team member who leads by example.
- Track supplier performance against KPIs.
- Working in Teamwork with the Project Delivery Team to ensure the timely raising of orders and delivery of all Capex projects to the programmed timelines.
- Ensure all invoices are cleared for payment in a timely manner.
- Documentation & maintenance of purchase order process within Property.
- Ensure all project tracking tools are up to date and efficient.
- Maintain project closure procedure on Oracle to agreed SLA.

This is a hybrid role operating over a four day working week*. This role is based at our fantastic head office in Bradford. Boasting an on-site restaurant, coffee shop, convenience and sample store, prayer room, free parking and regular company-wide events and promotions. Ideally, applicants will live within a reasonable distance of our office.

- Genuine interest in Property
- A track record of raising Purchase Orders ‘right first time’
- The ability to provide accurate cost reports to support Stakeholders in managing the Capex budgets
- The ability to develop financial spend analysis
- Experience of managing and co-coordinating programmes for multiple project roll outs.
- Computer literate with excellent reporting skills - we use G suite
- Tenacity; determined to achieve the right result
- The ability to influence others and build effective networks
- A structured, detailed and process driven approach to planning and organising work
- Ability to review new information, adapt style and develop new ways of working
