We are currently seeking an experienced **Caretaker/Handyman** to join our team based in Chippenham.

Some of the **Key Responsibilities** of this role will include:

- Support the delivery of property maintenance and building services in line with the contracted agreement to the site. Ensuring service delivery is undertaken within allocated timescales and budgetary targets.
- Working closely with the Hard Services Supervisor to ensure the school operation meets the Contract SLAs and KPIs, ensuring all documentation is completed in a timely manner and of the expected quality.
- Monitoring work in progress to ensure timely job closure through the Facilities Management System.
- To undertake and ensure all planned maintenance tasks are completed in a timely manner. Ensure Statutory Compliance records are updated, retained and are ready for inspection when requested.
- To complete and submit all required information, reports and paperwork as requested by management.
- Provide effective support to ensure the smooth running of the day to day maintenance delivery to sites allocated.
- To work to and maintain a high level of personal and site Health & Safety and be proactive in reporting near miss incidents and hazards.
- To be responsible for all visitors and contractors, reviewing Risk Assessments and issuing Permits to Work where required.
- To act and control all maintenance breakdowns when the engineers are on site and ensure the works are completed as per the sign off documents.
- Ensure the safe custody of keys, fobs and access cards as entrusted.
- Ensure all reactive jobs are logged through the Help Desk, completed and signed off within the allocated time.
- Carry out audits of facilities as required by the Contract Agreement and Management.
- Management of lettings for the site including the administration and liaison with the customer before and during the letting.
- Carry out grounds and garden inspections.
- Be proactive in litter picking, spillage clearing and assist cleaning teams as required.

**Essential Criteria**:

- Good problem solving skills
- Proactive approach
- Good communicator and of a calm disposition
- Good working knowledge of maintenance activities
- Knowledge of the requirements to meet Statutory Compliance
- IT literate with the ability to use Microsoft or Google sheets and document apps and be able complete online learning modules

**About you**

In addition, you must be a versatile and hands on team player with a good M&E or trade background. You will have the ability to work proactively and have critical thinking and problem-solving skills while using a logical approach to your work. Being able to communicate well and effectively is a must.

It is key that you are flexible and have the appetite to work in a demanding environment. You must work well under pressure and have the ability and motivation to work on your own initiative, adhering to schedule and job requirements as well as the hunger to work as a real team player in collaboration with the wider team.
