**Regional Maintenance Lead**

**We are looking for an Regional Maintenance Lead, who will be based within our Leeds office. We have big aspirations for the future with our largest development to date just getting underway and this role is a great opportunity to join the #yppfamily**

**Job title: Regional Maintenance Lead**

**Location: Leeds**

**Terms: Full-time, Monday-Friday 9am-5.30pm**

**Salary: £28,000 - £30,000 dependant on experience**

**Regional Maintenance Lead performs a variety of duties during their workdays. These duties can vary depending on their business site.**

**Daily duties include**:

- Creating maintenance schedules and delegating tasks to team members
- Conducting site inspections and identifying areas requiring extra maintenance work
- Supervising maintenance workers and ensuring they follow safe work practices
- Performing minor on-site repairs
- Scheduling contractors for major repairs as required
- Discussing maintenance concerns with the employer and communicating these to Maintenance Workers
- Staying on-call and responding to emergency maintenance needs
- Developing maintenance budgets, hiring maintenance crew and negotiating contracts
- Controlling and monitoring inventory, Fixflo and BTR Systems
- Coordinating work performed by outside contractors
- Direct and supervise workers
- Select, contract and oversee workers who complete specific pieces of the contract, such as plumbing and painting
- Requisitions supplies and materials to complete construction projects
- Develop and implement quality control programmes
- Take actions to deal with the results of delays, bad weather or emergencies.
- Investigate damage, accidents or delays to ensure that proper procedures are being carried out
- Monitor all day-to-day maintenance tasks that are reported and relay to the relevant contractors/colleagues
- Ensure all reported issues are resolved within the set time frame
- Communicate with the Lettings Manager and Lettings Team concerning any ongoing issues that they may be facing and find solutions

**Essential requirements**:

- Full clean driver's licence
- 3 years experience in a Maintenance/Management role
- Knowledge of maintenance policies, procedures, and terms.
- Some project management with an emphasis on improving reliability.
- Ability to undertake a high level of activity under various conditions and constraints.
- Good organisational and time management skills.
- The ability to work under pressure.
- A good attitude towards Health & Safety and 5s.
- Excellent leadership and interpersonal skills.
