Head Caretaker

We have an exciting opportunity available for a **Head Caretaker** to join our team at one of our Schools in the Manchester area. You will join us on a full-time, permanent contract and will receive a competitive salary in return (37.5 hours per week).

**About the role**:
To ensure that the site meets the contractual output specification. Ensuring that the school building is safe, secure and maintained and fit for purpose.
**Job Purpose**:
- Responsible for the care, presentation and upkeep of school buildings.
- Carry out repairs to site/premises.
- Onsite supervision of the cleaning operation (applicable to contract).
- Responsible for site health & safety.
- To ensure compliance is undertaken and documented.
- First line management of the on site cleaning team
**Key responsibilities as our Head Caretaker will include**:
- Ensure all staff are aware of all site activities.
- Maintenance and repairs to the building fabric internally and externally as required.
- Carry out plant equipment checks and log faults as required.
- Replace lighting tubes and lamps as and when needed.
- Maintenance and monitoring of the swimming pool (if applicable to site).
- Maintenance of drains, gullies and general waste pipes.
- Take regular meter readings and log as required.
- Site security.
- Operations of fire/intruder panels and report faults as necessary
- Safe custody of building keys and key-holder responsibilities.
- Reporting to SPIE management any instances of unauthorised use or entry to the premises, or any damage caused.
- Ensure all external areas are kept tidy including external bins.
- Assist the school in the set-up and moving of materials/equipment as required.
- Emergency cleaning of human/animal deposits.
- Ensuring all defects in cleaning/maintenance equipment are reported promptly to management and/or the Technical Services Centre.
- Completion of planned maintenance checks, including paperwork found in the Caretakers manual.
- Raise emergency sub-contracted tasks.
- Assist the site team.
- Ensure health and safety is adhered to at all times on site and any failings, concerns, accidents and near misses are reported in line with Spie policies.
- Monitor BMS systems in relation to regular checks of the system and adjusting times when required.
- Operate and adjust access control systems accordingly.
- All internal bathroom waste bins are emptied; soap and toilet roles are stocked as per output specification.
- All Caretakers manuals are kept up to date.
- Ensure environmental policies are adhered to.
- Ensure site specific inspections and forms are completed.
- Ensure site is accessible and fit for use throughout the day.
- Carry out full duties during all site usage.
- To complete any training provided by the business
- Any other duties appropriate to the grade which may be assigned from time to time.
- First line management of the on site cleaning team
**Essential skills required to become our Head Caretaker**:
- Previous supervisory experience
- Ability to prioritise
- Flexible working hours/various shift patterns
- Experience in building / security / ground maintenance desirable
- Excellent customer service
- First-aid training
- Trade experience (joinery, plumbing and general maintenance)
**Desirable skills**:
- Asbestos and legionella awareness
- IOSH working safely or equivalent
- Knowledge of computer literacy
