An exciting opportunity has arisen at Incommunities for a Head of Investment to join us on a permanent basis. Reporting into the Director of Investment and Compliance, you will manage investment, surveying, sustainability and performance, with 4 direct line reports, with an overall spend budget of £120m over the next five years. We are looking for a strategic leader with experience of working in a change environment to lead service transformation and delivery of the asset management strategy and sustainability plan. **Responsibilities**

**Be an inspiring and focused leader**
- Provide strategic leadership of the asset investment function including strategic property planning, asset data management, investment delivery and sustainability across Incommunites through strong leadership, energy and performance focus
- Rigorously manage and monitor performance to achieve a delivery service which is consistently high quality, represents value for money and delivers high levels of customer satisfaction

**Maintain momentum towards an exciting long term vision, while fixing the basics**
- Lead service transformation and delivery of the asset management strategy
- Develop, implementation and delivery of the annual capital planned and cyclical repairs programme
- Management and development of the team to issue & monitor planned/cyclical works programmes in partnership with colleagues, ensuring regulatory requirements are met, maintenance schedules are completed an stock maintained to a high standard
- Deliver our legal and statutory obligations for the investment function including the development, delivery and embedment of effective strategy, policy, procedure, reporting, systems and training
- Management and utilisation of data systems to monitor, report and drive performance against KPI’s
- Ensure all completed works are appropriately signed off, planned programmes vs actual delivery are QC checked and reconciled to update the asset register accurately and have relevant documentation on the asset register
- Keep fully appraised of changes in regulations, best practice, trends and assess the potential impact of these to Incommunities and ensure any resultant changes are made in a timely manner

**Contract & Stakeholder Management**
- Develop and lead all aspects of contract, project and procurement activity for including contract management for externally provided services
- Develop and maintain partnerships with key stakeholders and regulatory bodies to work collaboratively with leaders to transform the organisation by leading and delivering cultural and digital change to meet our fit for the future ambitions

**Financial viability**
- Manage the service to deliver maximum financial performance and return on investment ensuring a commercial approach to service delivery
- Responsibility for effective budget management, profit and loss, and monitoring and controlling cashflow and expenditure in accordance with the business plan, procedures and financial regulations

**Requirements**:

- A relevant construction/ assets/sustainability related degree or professional qualification such as a First Degree, Award, Certificate or Diploma at level 6 or equivalent
- Comprehensive knowledge of housing and property legislation and regulation
- Expertise in strategic property planning and sustainability
- Substantial experience in the strategic leadership of an asset Investment function
- Experience of managing, motivating and developing people and setting high standards across asset investment
- Experience of implementing asset investment data management systems
- Excellent people skills and able to motivate, support and embed a risk averse asset Investment culture
