The Amber Foundation offers supported accommodation to homeless, unemployed and disadvantaged young people (aged 18 to 30) who are facing multiple disadvantage including lack of training, education and employment, addiction and substance misuse problems, mental health difficulties and may have been involved in crime and offending behaviour.

**This role is based in Ashley Court, Chawleigh, EX18 7EX**

Amber’s residential centre in Devon (Ashley Court) is located in the rural Devon village of Chawleigh and consists of a large house, annex and outbuildings which occupies a large site of 17 acres of grasslands and woods. We are looking for a skilled Caretaker/Grounds Maintenance Operative to ensure our buildings and surrounding grounds are kept in good repair, with emphasis on first class workmanship and a meticulous eye for detail. You will be responsible for operating and maintaining a viable and effective preventative maintenance programme for the whole site, including the buildings, vehicles and surrounding grounds. You will ensure that all maintenance problems and queries are dealt with quickly, efficiently and effectively as well as ensuring all maintenance and repair activities are carried out safely and securely, and in line with company policies and procedures, and current health and safety legislation.

**Primary Responsibilities, Tasks and Duties**

1. To be responsible for general security for the buildings and grounds at all times.

2. To be proactive in assessing for maintenance issues, health and safety including reporting of building and ground defects.

3. To book, meet and attend to all contractors visiting or working on the site ensuring the contractor’s questionnaire is completed and signed before commencement of works.

4. To carry out errands or ad hoc duties as directed by the Centre Manager.

5. To oversee, as instructed, the efficient working of all heating, fuel and electrical systems

6. To take utility meter readings as necessary and maintain approved records including any concerned with energy efficiency.

7. To undertake specified cleaning duties, including clearing of gutterings.

8. To clean and be responsible for the tidiness of paths, drives and other hard surfaces within the site grounds. Including general gardening, weeding and cleaning of external windows.

9. To note and report as necessary on matters affecting the health and safety of persons on the site.

10. To undertake repairs and maintenance of furnishings and buildings as agreed with the Centre Manager.

11. To keep paths, access points and entrances free of moss, snow and ice to ensure safe passage.

To maintain a record of works and directed work.

12. Periodically, to clean lamp shades and light diffusers, taking account of instructions given on cleaning at heights.

13. The reporting of defects in buildings, furniture, fittings and plan as required by regulations or the instructions of the Centre Manager

14. The replenishing of soap, towels, toilet paper to all lavatories on the site as necessary.

15. To maintain adequate stocks of caretaking and cleaning supplies (for areas which are the responsibility of the Caretaker), in accordance with procedures.

16. Car park and courtyards to be kept clear from glass, debris and litter.

17. Refuse - emptying of bins, at the end of the day into the bins.

18. Deliveries - ensure vehicles are adequately supervised whilst deliveries are being made. Check and deliver to the appropriate recipient. To remove any large refuse discarded during the day from offices, corridors, team rooms and communal spaces.

19. Hallways, stairwells and corridors are checked at the end of every day to ensure no obstructions and floor areas and emergency exits are clear.

20. H&S monitoring:
Legionella - Weekly flushing of the showers, temperature checks and record keeping.

Fire - weekly/monthly checks on all call points, emergency lighting, emergency door checks, record keeping. Facilitate fire drills.

Asbestos - ensuring contractors read and sign the asbestos register prior to commencing any work. Perform duties in line with H&S regulations (COSHH) and take action where hazards are identified to the Centre Manager.

Daily / weekly inspections of equipment, machinery, furniture and furnishings ensuring the equipment is safe for use by staff and residents, reporting any issues to the Centre Manager.

21. Toilets to be checked and cleaned periodically during the day especially after break times.

22. General tidiness, safety of the centre grounds/fields and ponds. Litter picking, weeding, leaves, pest control, wasps etc.

23. Furniture and resources to be set out and put away as and when required.

24. Store cupboards - ensuring these are kept clear and tidy and overall good housekeeping.
