Bloom Housing CIC is a reputable organization dedicated to providing affordable housing solutions to individuals and families across the nation. We are seeking a highly skilled and experienced professional to join our team as the National Housing Lead. In this key leadership role, you will be responsible for overseeing all aspects of property management and coordinating with letting agents on a national scale.

You will work with letting agents and property managers to ensure tenancy management related issues are addressed. You will assist with advising on the general maintenance of properties within nationally and will be responsible for maintain relationships with property managers. Your primary focus is to provide safe and stable housing to tenants and maintain relationships with stakeholders by providing this.

Your job duties and responsibilities will be:
**Location**:

- This role involves frequent travel to various properties nationwide.
- Our Head Office is based in Telford, Shropshire, West Midlands.

**Role Overview**:
As the National Housing Lead at Bloom Housing CIC, you will play a pivotal role in the efficient management and strategic growth of our diverse housing portfolio spread across the country. This dynamic position requires extensive travel to oversee and ensure the effective functioning of our properties while fostering strong relationships with stakeholders. Your expertise will drive the successful implementation of property management strategies, compliance with regulations, and the optimization of tenant relations.

**Property Management Strategy**:

- Develop and execute a comprehensive property management strategy that aligns with Bloom Housing CIC's mission and objectives.
- Champion the efficient management of housing properties nationwide, ensuring operational excellence and financial sustainability.

**Compliance and Regulations**:

- Maintain an up-to-date understanding of national housing regulations, policies, and legal requisites.
- Ensure strict compliance of all properties with prevailing standards and regulations, encompassing health and safety guidelines.

**Operational Management**:

- Oversee day-to-day operations for all housing properties, including maintenance, inspections, repairs, and tenant interactions.
- Innovate and implement streamlined processes to heighten efficiency and optimize cost-effectiveness.

**Tenant Relations**:

- Cultivate a culture of exceptional customer service, fostering positive and lasting tenant relationships.
- Address and resolve tenant concerns and complaints professionally and promptly, maintaining open lines of communication for high tenant satisfaction.

**Performance Monitoring**:

- Regularly assess key performance indicators, such as occupancy levels and turnaround times, providing actionable insights and countermeasures for enhanced performance.

**Budgeting and Financial Management**:

- Collaborate with the finance team to formulate and manage budgets for property management operations.
- Exercise vigilant financial oversight, identifying opportunities for cost reduction and ensuring the attainment of financial targets.

**Reporting**:

- Compile regular reports encompassing property management activities, occupancy rates, financial performance, and relevant metrics.
- Present findings, insights, and recommendations to senior management and stakeholders, contributing to continuous improvement.

**Qualifications and Experience**:

- Proven experience in property management, including a track record of successful operational leadership and strategic planning.
- Strong knowledge of national housing regulations and compliance requirements.
- Excellent interpersonal and communication skills to foster relationships and handle tenant interactions effectively.
- Demonstrated ability to manage budgets, analyze financial data, and drive financial performance.
- Willingness and ability to travel extensively to properties across the country.

As a National Housing Lead, you will be a people orientated individual, driving for excellent service delivery to all tenants. You must possess the ability to effectively work both on your own and as part of a team. As well as hold good verbal and written communication skills. You will be able to work under pressure, be responsible and able to adapt quickly to changing requirements. You must be compassionate for the needs of other and make decisions in line with what you deem is achievable, and thereafter deliver it.

**Essential Skills**:

- Proven experience in property management at a national or regional level, with a focus on affordable housing or social housing.
