We care for 32 vulnerable older people and day club members and their families at the nursing home. Our residents and day club members are cherished and enabled to live fruitful lives in a loving Christian community.

Everything we do is centred around the individual resident.

**THE MAIN PURPOSES OF YOUR JOB ARE**:
a) To carry out general household maintenance.

b) To maintain and develop the grounds of the home to provide an attractive amenity for the residents.

c) To perform routine decorating work to a good DIY standard.

d) To perform small-scale building work to a good DIY standard.

e) To perform work to equipment and appliances as described below.

2. WHERE YOU FIT IN TO THE Bridgemead’s TEAM:
You are responsible to the Home Manager.

3. **YOUR MAIN JOB DUTIES ARE**:
a) It is the aim of Bridgemead to reduce the need for the use of external contractors to an absolute minimum.

You will therefore carry out:
1. The general upkeep of the fabric of the building, including fitting of new fixtures and fittings;
2. Carpentry work to a proficient standard and of good quality;
3. Electrical work to the level of a competent DIY householder, within the level of your skills and after proper assessment of any risks;
4. Plumbing work, to the level of replacement taps, sinks, radiators and similar items. Also repair work to at least the same level;
5. Cleaning of kitchen extractor grills, pipework, high windows and walls, to comply with Environmental

Health Standards;
6. Maintenance of household appliances, fixtures and fittings to keep them in safe operational condition, and carrying out repairs to them as necessary;
7. Assessment, maintenance and repair (where possible) of mechanical items such as kitchen or laundry equipment, wheelchairs and hoists;
8. Calling in of outside contractors or suppliers, having assessed the seriousness of the problem, ascertained that you are not qualified to deal with it and by agreement with the manager.

b) When it becomes necessary to summon outside contractors, you will liaise with them and comment on their work to your manager and/or to the Property Services Manager as appropriate.

c) Other general duties and responsibilities:
4. Regular tending of the grounds as follows:
i) Grassed areas to be kept mown and tidy;
ii) Planted areas to be weeded regularly;
iii) Shrubs and trees to be pruned and treated for disease or infestation as required;
iv) Patio planters to be cared for appropriately;
v) Hard areas (paths, patios, steps etc) to be maintained in a tidy and safe condition.

vi) Alternatively: If your place of work has a ground maintenance contract, other grounds maintenance duties (which may include any of the above) as agreed with the home manager.

5. Run errands, at the request of your manager, to places such as chemist, GP surgery, other places as required. This will necessitate the use of your own vehicle, which must be insured to cover such usage, in accordance with Bridgemead’s policy.

6. Be self-motivated in your approach to your duties, liaising fully with your manager or other senior staff in his or her absence. In particular, organise your own working day with the minimum of supervision.

7. Convey, with the minimum of delay, any observations or concerns about the property (whether emergency or long-term) to your manager

8. Respond readily and efficiently to any “on call” demands made on you, particularly in emergency situations during evenings and weekends. Mostly by telephone but a willingness to come in if required.

9. Provide emergency cover and immediate repairs to essential services.

10. Maintain at all times a responsible attitude towards the health and safety of Bridgemead’s family members,

other staff and visitors to the home. Observe, implement and promote Bridgemead’s Safe System of Work.

11. Assist the manager fulfil their responsibilities under Health & Safety and Fire policies with regard to training of staff and fire drills etc.

12. Ensure equipment and tools are maintained in safe operational condition and stored correctly when not in use. Ensure that, during pauses in your work, all tools and equipment are safe and secure and do not represent a hazard to the family members, staff or others.

13. Use all products and equipment in accordance with the manufacturers’ instructions and undertake all duties with due regard to safe working practices including manual handling techniques COSHH Data Sheets information, use of ladders and protective clothing.

This will include the regular review of the Society’s Safety Manual, and preparation of property/estate-related risk assessments, in conjunction with the home manager.
