Reporting to - Site Supervisor

The role will involve assisting in the day-to-day maintenance of the site and grounds as part of a small mobile team, including cleanliness and tidiness of grounds, gardens, roads, paths and paved areas, the care of lawns, flower beds, trees and shrubberies,( this is currently outsourced) maintenance of roads, footpaths and other external areas as well as surface water drains and to ensure the external environment is free from hazards. The upkeep of commercial buildings including roof repairs (Specific onsite training given), building and civils works.

This is a hands-on role where you will be expected to work on your own initiative or as part of the team. A good level of fitness is expected, and the work will be predominately outdoors.

Examples of duties

  • You will work as part of a small team and will, have
    responsibility for the maintenance, overall appearance and good order of the Estate. Your duties will include caretaking, the maintenance of communal areas and providing general help to tenants.
  • Willingness and ability to work at different locations as need arises.
  • The upkeep of commercial buildings including roof repairs (Specific onsite training given), building and civils works.
  • Be flexible and be willing to work effectively as part of the overall estate team.

Maintenance duties

  • Maintain estates hard surface and landscaped areas when required (currently outsourced) with appropriate gardening tools and equipment. i.e., grass cutting, shrub and flower bed maintenance as needed, weed spraying where required.
  • Display basic manual skills to be able to perform some maintenance/handyman functions.
  • Be responsible for maintaining the cleanliness and overall appearance of the estate through litter picking and ensuring any specified work routines and maintenance activities are carried out.
  • Carry out minor repairs, for example replacement of light bulbs, easing windows, repairing door furniture, and minor painting of doors and walls. Assisting with basic plumbing & drainage and general property upkeep
  • Carry out inspections and checks of the sewerage works, weirs, klargesters, the bore hole and water treatment system.
  • Carry out legionella checks on common parts and any void units, this will include temperature testing, flushing, etc.
  • Fire alarm weekly bell testing
  • Working as part of a team you will be reactive to the needs of the estate and its customers.

Inspection/ Reporting/recording

  • Ensure all utilities meter readings are taken and recorded every month.
  • Regularly Internal inspection of void Units.
  • Regularly inspect communal areas.
  • Regularly inspect external areas of buildings and report any repairs required.
  • Assist with all regular Health and safety inspections and any subsequent remedial work.
  • Regular checks of residential properties
  • Checks of suspension buildings following adverse weather, work with contractor on undertaking repairs

Out of Hours

  • Deputise Estates supervisor when required on security call outs for CCTV activations
  • Be available to respond to any life critical equipment for example any loss of water or power
  • Winter Maintenance (currently outsourced)

Health & Safety

  • You are expected to contribute to observing Health & Safety of the working environment in a personal capacity in addition to your designated professional responsibilities
