Our market leading Rural department in Fort William are looking for an experienced Property Manager to join their team Scroll down for a complete overview of what this job will require Are you the right candidate for this opportunity As a key member of our team, you will be responsible for working alongside our team of rural surveyors to manage diverse portfolios of rural properties across the UK. These include a mix of residential and commercial properties, farms and land holdings. You will ideally have experience in property management, preferably within the rural sector and will take pride in providing exceptional service to our clients. If you had broader knowledge or Rural Surveying this would be desirable. This year Bidwells celebrates a big birthday – 185 years Our rural team has been part of our success since day one and they still continue to work with a large number of prestigious land owners across the country. In total, we manage or advice on, over 1 million acres of the English and Scottish country side and coastline, including the crown estate. What you’ll be doing:

  • Overseeing our internal property management system and keeping up to date with details of new lettings, rental information and tenancy agreements
  • Producing rent demands and ensuring rent is paid on time
  • Obtaining quotes for repair/refurbishment works and liaising with contractors as required
  • Ensuring properties comply with current regulations i.e EPC, gas safety certifcates etc and arrange works as required
  • Undertaking property inspections to ensure tenants are complying with the terms of their tenancies
  • Managing property lettings through advertising and preparing property particulars, organising viewings and referencing prospective tenants
  • Preparing tenancy agreements and licences for residential, agricultural and equestrian/leisure properties and assisting with rent reviews
  • Assisting with research when required (comparable rental valuations, land registry searches, planning history, environmental research, planning policy)
  • Producing reports as required by your line manager or client
  • Ensure fees for property management duties are billed in a timely manner
About you:
  • A passion for property management and a desire to understand rural and agricultural affairs
  • Intermediate IT skills including word and Excel
  • Experience of using a property management system
  • Excellent administration and organisational skills
  • Professional telephone manner
  • Team player but also able to self motivate
  • Excellent attention to detail
  • Full driving licence and access to a car
