About the post  

As Area Repairs and Voids Manager you’ll be responsible for the end-to-end customer journey of the Repairs and Voids Service, ensuring the delivery of a sector-leading customer experience. 

You’ll contract manage the Responsive Repairs specialist contractors, including contract administration, managing payments, variations, and claims resolution. You’ll also develop and maintain policies such as the Repairs Policy and Service Standards, consulting with stakeholders and ensuring delivery through to the approvals process.

You’ll proactively manage specialist areas such as disrepair and dampness, managing budgets and work programmes in order to resolve customer dissatisfaction and reduce stigma. 

You will also uphold the guidelines set out by the Social Housing Regulation Act 2023, demonstrating a commitment to improving standards and ensuring the safety and quality of our social housing in compliance with this critical legislation. 

The ideal candidate

You’ll have a degree-level education or equivalent relevant experience, accompanied by a relevant technical qualification such as RICS, MCIOB, or CIOH. A PRINCE2 or equivalent project management qualification is desirable.

You should possess strong operational knowledge of contract and budget administration, policy development and implementation, and an awareness of relevant legislation, service standards, customer expectations, and risk management. 

Experience in managing property service teams within the housing sector, dealing with performance management of contractors, and handling specialist areas such as structural works, disrepair, dampness, and mould is essential.

You should be adept at delivering satisfactory outcomes for residents and managing contracts in complex organisations, as well as be able to provide clear and effective leadership that maximises your team’s performance.
