What are we looking for you to do in this position?

Health Spaces is rapidly growing as a design & build contractor for healthcare. Health Spaces undertake design and construction of new build construction projects of £15m+ in value for NHS hospitals. This requires careful contractual and commercial management to ensure Health Spaces achieves profit margin targets, complies with contractual obligations and is protected from contractual and commercial risk. The Commercial Manager will oversee and manage this, whilst building the systems, processes and resources needed to keep up with the growth of the business.

Responsibilities:
  1. Oversight and management of all contractual and commercial risk
  2. Setting up and maintaining standard contract terms for small orders and consultant appointments
  3. Negotiating contract terms with Clients and Sub-Contractors to ensure contract terms are back to back
  4. Keeping accurate records of all Health Spaces contractual obligations in a Contracts Register and Risk Register
  5. Oversight of procurement on each project – ensuring maximum margins are reached and packages are procured in good time for the project programme
  6. Developing win-win relationships with key supply chain partners to improve profitability
  7. Oversight of Variation Orders on each project and ensuring target margins are achieved
  8. Oversight of Scope of Works in key subcontract packages to ensure there are no scope gaps
  9. Building and managing a team of Quantity Surveyors to manage commercial aspects on each project
  10. Oversight and auditing the work of Quantity Surveyors to ensure accuracy of reports
  11. Reporting weekly & monthly on financial performance of each project
  12. Managing cash flow of each project to ensure inflows exceed outflows at all times
  13. Interfacing with other teams including Design, Pre-Construction and Construction to ensure compliance of our contractual obligations
  14. Building relationships with legal advisors to ensure Health Spaces has access to quality legal advice as needed
  15. Dealing with any contractual/commercial disputes with clients and subcontractors
  16. Working with Finance to ensure accurate Work In Progress calculations and other financial reports
  17. Oversight of monthly applications and valuations, ensuring key dates are met and invoicing is ahead of WIP on each project
  18. Working with Finance to ensure debtors and creditors are effectively managed for both cash flow and maintaining relationships
  19. Adherence to the company management systems and QHSES responsibilities as defined within the ‘overview and context of the organisation’ document
What will you need to have?

Experience with Main Contractors
Experience with £15m + construction projects
Good understanding of contract law
Good understanding of business finance and financial reporting for construction businesses
Advanced negotiation skills
Attention to detail and accuracy in reporting and record keeping.
