This is a fantastic opportunity for a Senior Surveyor to join an established team and develop their career across a range of sectors including offices, retail, industrial and leisure.
You will be the primary contact for this key client instruction, involved in all aspects of client service delivery, with a focus advising on opportunities to maintain and enhance the performance of the property investments.
The role will be based with the Asset Services team in their office in the centre of the city. A "hands on" proactive approach, with a clear focus on customer service, market leading ESG performance, wellness, and activation is desireable. Plus, leadership to deliver brilliant core services in accordance with KPIs is essential, in keeping with their market leading professional property management service.
Investor property management experience is essential
Office sector bias is preferable, but not essential
Up to date knowledge of current legislation and case law relevant to property management
Likely to have 4+ years ' post qualified experience in commercial property management
Understand clients' business and asset management objectives to maximise client performance
Be proactive, identify and implement new approaches to improve efficiency, be customer focussed and improve performance
Ensure that property database is accurately maintained. Pro-actively manage lease event dates such as reviews, lease expiries and options and assisting with strategy implementation.
Rent & Service Charge collection - to be accountable for delivering pre-agreed collection targets for rent, service charge and other monies as appropriate. Manage utility supplies, recharges, and reconciliations in conjunction with our appointed Utility Bureau
Service charge - to be accountable for issuing the service charge budget for each property and the service charge year end reconciliation in line with RICS Service Charge Code and client mandates.
Proactively manage ESG, ensure data is collected, analyzed and performance improvements implemented, tracked and compliance targets and objectives met.
Organise and chair tenants' meetings on a regular and mutually agreed basis in conjunction with onsite management teams and/or RFMs to initiate actions associated with the property.
Property inspection - to undertake regular and "spot check" inspections of all assets under the management remit of the role.
