Title: Section 20 Consultation Specialist Contract Type: Permanent FT 35 hoursSalary: 35951 per annum (London weighted salary) or 32188 per annum (Regional salary)Reporting Office: London Stratford or Manchester TraffordPersona: Agile (20-40% in office and 3-4 days working from home) (plus add in link to personas once uploaded)Closing Date: 29th September 2025Benefits include: Excellent pension plan (up to 6% double contribution) 28 days Annual Leave rising to 31 days with length of service Bank Holidays Westfield Health Cash Plan non-contributory life assurance up to 21 hours volunteering paid days lifestyle benefits Employee Assistance Programme and many moreEarly applications are encouraged as we reserve the right to close the advertisement and interview earlier than stated.Section 20 Specialist Role Join our Service Charge Team at L&Q:We have an exciting opportunity for a Section 20 Specialist to join our growing Service Charge Team playing a key role in ensuring L&Q complies with statutory consultation requirements while safeguarding financial recovery for major works and long-term service agreements.Are you experienced in Section 20 consultation processes compliance and service charge administrationDo you thrive in a fast-paced environment where accuracy attention to detail and stakeholder engagement are keyIf this sounds like you we would love for you to applyYour impact in the role: Statutory Consultation & Compliance: Lead on Section 20 statutory consultation processes ensuring all notices and procedures comply with Landlord and Tenant Act 1985 (S18-30) and Commonhold & Leasehold Reform Act 2002.Major Works Cost Reconciliation: Ensure final costs for major works are reconciled and communicated to residents within statutory deadlines reducing service charge deficits.Resident & Stakeholder Engagement: Manage resident queries and internal communications regarding Section 20 matters delivering clear concise guidance on legal requirementsCollaboration & Internal Support: Work closely with teams including Homeownership Technical Services Procurement Estate Services Finance and Service Charges to facilitate a smooth consultation processProcess Improvement & Risk Management: Identify non-recoverable costs escalate potential risks and support operational improvements to enhance efficiency and compliance.Data & Reporting: Maintain accurate records on systems like D365 updating consultation trackers and supporting financial reconciliations.What youll bring:Section 20 & Leasehold Knowledge: Understanding of statutory consultation processes service charge administration and relevant legislation (Landlord and Tenant Act Commonhold & Leasehold Reform Act).Strong Administrative & Organisational Skills: Ability to manage multiple consultations simultaneously ensuring deadlines are met and compliance is maintained.Analytical & Problem-Solving Skills: Ability to apply a logical systematic and methodical approach to analysing data and identifying large variances.Customer Service & Stakeholder Management: Excellent communication skills to engage with residents solicitors and internal teams handling complex queries professionally.Attention to Detail: Ability to validate data interpret leases and ensure consultation processes are completed accurately.IT Proficiency: Skilled in Microsoft Excel (including VLOOKUP) Outlook Word and other finance or property management systems.We look forward to reviewing your application and hearing about the genuine experiences and skills you could bring to our organisation.
