SENIOR ASSET MANAGERJOB DESCRIPTIONRole Summary:


Responsible for the strategic development, implementation and project management of a mixed-use asset management portfolio including retail, leisure, office, education, workspace for the creative industries and meanwhile use; with the objective to maximise ROI and achieve agreed performance targets.

Leveraging expertise to be the principal point of contact for all commercial asset matters and overseeing the on-going management of the commercial estate.

  • Utilise operational, financial and market data to advise on and develop commercial leasing strategies and initiatives that drive Net Operating Income (NOI) in line with the business plan through revenue improvement, cost control and increasing commercial valuation.
  • Preparation and delivery of the annual business plan and monthly/quarterly reporting.
  • Project Manage complex initiatives that are born out of strategic objectives and Business Planning.
  • Ensure all workstreams are supported by commercially viable business plans.
  • Implement commercial asset management policies, SOP's and best practice, ensuring all internal approval processes are followed.
  • Oversee and review the negotiation and processing of all commercial contractual transactions.
  • Contribute to and Support all company ESG ambitions, as detailed in the ESG Strategy.
  • Maintain up to date and expert knowledge of all leasing matters and changes to regulations.
  • Work with the development and construction teams on the design and specification of portfolio wide future developments for all non-residential spaces.
Operational Asset Management

  • Be the principal point of contact for complex asset management queries for all areas of the business, specifically on commercial leasing and contractual matters.
  • Responsible for the relationship between legal representatives and property agents in regard to commercial asset management. Ensure that leases and all contractual documents meet company requirements and RICS codes of practice.
  • Day-to-day asset management of the commercial portfolios, forensically preparing and reviewing service charge budgets, timely reconciliation, managing and collecting rents and the overall financial performance of the commercial estate.
  • Instructing third party contractors for the commercial estate looking to drive profitability and service levels and ensuring value for money for our stakeholders.
  • Support the analysis of meanwhile or alternative occupation strategies.
  • Behave as an advocate and ambassador for the project and in particular its growing commercial estate.
  • Working with the Estate team to deliver initiatives to enhance the place and customer experience.
Data Accuracy and Reporting

  • Manage and maintain accurate leasing and asset management data, ensuring that key documentation is reliably collected and maintained to support business decisions, internal reporting and audit requirements.
  • Oversee operating expenditure for all commercial assets and non-service charge budgets.
  • Prepare and present monthly and quarterly commercial performance board reports with the support of the Commercial Asset Manager.
People

  • Liaise and build positive relationships across multiple internal and external stakeholders, including but not limited to marketing, development, finance, managing agents and tenants.
  • Inspire and motivate team members, promoting a culture of excellence and continuous development.
  • Support and develop direct and indirect reports, ensuring they are equipped to deliver best in class performance.
Health and Safety

  • Ensure 100% compliance with Health & Safety regulations for commercial assets.
  • Have a statutory duty to co-operate together to promote health and safety best practice.
Key skills and attributes

  • You will have expert understanding in all matters relating to commercial leasing and asset management.
  • You have led a team and understand that building positive collaborations is the key to success.
  • You take a creative approach and are able to conceive, adopt and implement new commercial leasing initiatives and best practice.
  • Ideally you will have experience in the living and the commercial real estate sector, or property experience in retail and /or hospitality.
  • You have excellent communication skills, both written and verbal, with the ability to build strong strategic relationships.
  • You have proficiency in analysing financial, operational and market data with an eye for detail.
  • Ability to manage time effectively, remaining highly organised, responsive, and reliable with good project management skills.
  • Self-sufficient and highly motivated with a flexible approach to working hours.
  • High levels of emotional intelligence to manage both internal and external stakeholders.
  • Willingness to share knowledge and coach others.
  • You will be an RICS chartered member, IOSH qualified is desirable with knowledge of property and FM systems.
  • You have a good working knowledge of Health and Safety requirements for tenants, occupiers and landlords.
