We are working with an Award-Winning hospitality business who are based in London with sites between the Midlands and South Coast. With amazing places for people to eat and drink our client own and operate chic sites across the South and Midland regions of the UK. Having recently undergone a rebranding exercise they are now investing across their estate and growing through acquisition. With a 3 year CAPEX pipeline of over £100mln the Property Director is looking for a right hand person with financial acumen, who can tie the project piece together to do due diligence, surveys, budgeting, tender documents, and oversee the Project Managers in the most cost and time effective way.

Overview of the Role

The Development Director is wholly responsible for the delivery of the openings programme and cyclical CAPEX investment programme, on time and on budget.nLeading the Project Management team you will meticulously budget plan each site, through high level estimates and quantities, to correlating all quotes received by the Project Management team and building out full budget profiles for board approval.nYou will use your contacts and negotiation skills to ensure that best prices are being achieved, whilst not sacrificing the look and feel of our clients’ Pubs and Hotels.

Responsibilities

Monitor and control costs throughout the lifecycle of a project.nManagement and submission of variations and drawing changes.nReview offers and quotes from sub-contractorsnAttend all site meetings, if the project should change you will present to the board the highlighted changes and adjust budget projections for approval.nValue completed work and arrange payments to sub-contractorsnAttend all site meetings, if the project should change you will present to the board the highlighted changes and adjust budget projections for approval.nReview and approve purchase orders to suppliersnTake ownership of contractual and commercial aspects on multiple projectsnCompleting valuations and applications for payment in accordance with the contractnEnsuring payments are received in line with applications and contract agreementsnPreparation and agreement of final accounts with clientsnAssisting the operations team with commercial mattersnPreparation and management of subcontract payments through to final accountsnContract administration including the management of JCT’s, Employers Agents and Collateral Warranties in the companies favour.

Person Specific Requirements:

Preferably experience in Quantity Surveying or Cost Management.nDetailed focus with exemplary record keepingnHighly organised with excellent time management is essential for the role, whilst multi-tasking and prioritising tasks independentlynSound commercial property and legal understanding.nExcellent communication skills and ability to manage key stakeholders.nA highly analytical mind and excellent project management skills.nThe ability to multi-task and to manage multiple projects and deadlinesnThe ability to deliver result and findings and present to board level.
