This is an exciting opportunity for a highly skilled and experienced Senior Property Manager to join this thriving independent agency in Abergavenny.

You will be responsible for managing a portfolio, as well as providing a cost effective, efficient and exceedinglyprofessional customer focused service at all times.

Your responsibilities will include (but are not limited to) the following:

  • Handling to the best of your ability any challenging issues or complaints to ensure the best outcome.
  • Ensuring all health and safety requirements are met fully.
  • Managing your own portfolio of clients.
  • Recognising and responding to maintenance needs across the client base.
  • Instructing, planning and monitoring approved contractors and service providers.
  • Inviting new contractors to tender and/or supply services.
  • Administering Section 20 works
  • Assisting with insurance claims where relevant.
  • Ensuring end of year accounts are up to date and administered.
  • Ensuring annual returns are up to date and administered.
  • Ensuring insurance policies are up to date and administered.
  • Ensuring budgets are created, approved and administered properly.
  • Maintaining regular communication with landlord and tenants.
  • Conducting property inspections.
  • Maintaining and updating the office databases and files.
  • Liaising with the Directors and other members of staff on a regular basis to ensure the smooth operation of the business.
  • Recognising where improvements can be made and suggesting more efficient ways of working.
  • Ensuring that all confidential documents and information is held in accordance with data protection laws.
  • Reporting any complaints or instances that could result in a complaint immediately to the director.
  • Upholding the terms of business with each client.
  • The working hours are 5 days a week with alternate Saturday mornings. (Would consider 4.5 days)
