An exciting opportunity has arisen for a full time Voids Officer to join our busy team on a fixed term 6 months basis.

As an experienced Voids Officer, you will develop opportunities to add to your current skills of void work as well as gaining and sharing specific knowledge and skills related to Neighbourhood Services.

You will be able to use your skills successfully as part of a team to deliver results as well as providing excellent customer service.

About you

  • Contribute to the delivery of an excellent void management service (excluding void repairs) and ensure it meets and exceeds THH performance targets.
  • Work as a team member and closely with others to achieve a high quality and seamless service for those moving into Council properties
  • To administer and use internal systems effectively to update/monitor progress of void properties within your responsibility.
  • Develop good internal communication with Property Services staff to ensure properties within your remit are reserviced to a good standard.
  • Ability to demonstrate excellent customer skills when carrying out viewings of properties.
  • Sound administrative and communications skills to be able to carry out the tenancy sign up process effectively.
  • Ensure timely and appropriate letting of properties within remit, including New Build Schemes.
  • Carry out visits to those seeking an under occupation move and assisting an applicant in the move process using the incentives on offer.
  • To be able to respond in a timely and effective manner to Complaints and Members Enquiries
  • Relationship management with new tenants which ensures needs or vulnerabilities are recorded and made know to the NHO
  • Liaise with other sections such as, Housing Management, HSC, and Asset Management to ensure coherent service delivery. This includes regular liaison with the Repairs team over the progress of all short
- and long-term void properties.

  • Ensure that the viewing service provides applicants with comprehensive information on the property and surrounding areas within the timescales set for applicants.
  • Carry out timely prevacating inspections to identify any works required and any rechargeables due.
  • Working with colleagues to ensure performance information requirements are provided and reported.
  • Carry out other reasonable ad hoc duties to support the Directorate which are commensurate with the expectation of the post as directed by the line manager or the Head of Service.
