This is a unique opportunity to join an upmarket and award-winning firm of estate agents and chartered surveyors as a Portfolio Property Manager for a new Build to Rent development in Canning Town


You will focus on the management of 100 let properties throughout the whole rental process, from the tenancy start up stage (check in) to the tenancy termination stage (check out) in a manner that satisfies agreed departmental targets.

Responsibilities will include:

  • Overseeing the management of 100 flats in one building within a new development in London E16 for a single landlord
  • Some block management will form part of the role
  • Administering the management of let residential properties to include efficient and correct handling of problems arising during the tenancy, managing any repairs, overseeing checkins and checkouts as necessary and dealing with any arrears
  • Conducting six monthly inspections of all properties, advising Landlord of any changes or issues arising. Promptly notifying tenants of any areas where action is required
  • Arranging inventory checkouts liaise with all parties to negotiate a speedy and satisfactory conclusion
  • Managing the relationship with the landlord, including reporting and accounts matters
  • Identifying and recommending need for property upgrades and refurbishment, organising any between tenancy work, including that arising from dilapidations to allow for a timely relet to maximise Landlord's income
  • Liaising with office accounts and client accounts teams
  • Understanding the area and developing a sound knowledge of property rents and values and desired presentation of properties together with a keen awareness of local competition
  • Updating records and maximising the use of databases such as Reapit and Trace Tramps to ensure all property and tenant details are up to date
  • Maintaining a working knowledge of compliance information such as Landlord and Tenant/Tenancy Law and Anti Money Laundering
  • Supporting the excellent reputation of the company by providing a high level of efficiency and customer service to all clients and tenants who visit or contact the office
  • Consistently maintaining a high standard of record keeping and communications to ensure accuracy in file management, communications and compliance
  • Being a positive influence within the team helping to maintain a mutually supportive and team orientated environment
  • Contributing to the success of the company with regard to crossselling and other opportunities by understanding the functions of and communicating effectively with other departments.

Skills & knowledge:

  • A proven track record in Residential property lettings and property management with a minimum of 3 years' experience
  • ARLA qualifications would be an advantage
  • Block management experience would be beneficial
  • Excellence in terms of maintaining confidentiality
  • A professional manner and excellent customer service skills at all times
  • Strong administrative, computer and organisational skills
  • IT literacy including experience in the use of residential software packages (Reapit & Trace Tramps experience would be advantageous)
  • A strong team player with good interpersonal skills
  • Numerate with excellent written and verbal communication
  • The ability to work under pressure to meet deadlines
  • Good negotiating and presentational skills
  • Ability to build long term relationships between client and self.
Flexibility to work on-site and in the Marylebone office.

The salary for this position will be up to £45,000 depending on experience and qualifications.
