Working closely with the Property Manager you will be responsible for ensuring the good management of a retirement home and that allservice standards are met.
You will not be responsible for the health or wellbeing of residents or the upkeep of their properties.**The Resident Manager duties will involve: - **- Being available to residents in order to deal with non-urgent matters
- Carry out weekly observations as per the check list and report in writing any maintenance issues that need rectifying i.e. exterior lighting, walls, roof, car park, paths, steps, guttering, windows, internal lighting, flooring, cleaning standards, healthand safety trip hazards, smoke detectors
- Keep external communal gardens free from rubbish
- Keep electronic diary of all telephone calls, maintenance issues, contractors' visits, site observations
- Supervise contractors whilst they are on site
- Ensuring emergency pull cord communication system is switched over to the response team when you are not on duty
- Keep note of any residents' holiday or absence from the premises for fire safety reasons
- Tidy and clear up the communal lounge, kitchenette, utility and WC areas
- Ensure appliances are switched off
- Ensure all cutlery and equipment in communal areas are clean, safe and in good working order
- Ensure all paperwork and documents are held securely in accordance with GDPR
- Ensure main communal doors and windows are locked shut at the end of each working day
- Weekly duties include testing of external bib tap by running the water for 10 minutes
- Weekly fire alarm testing
- Visual fire extinguisher inspection.
