We are seeking a highly experienced Project Manager with a proven track record in managing large-scale construction projects. The ideal candidate will lead the delivery of Phase 2 of a multi-phase mixed – use project, valued at £80 million. This individual will play a key role in the successful completion of Phase 2 and must also have a deep understanding of design management and preconstruction processes.

Phase 1, valued at £20 million, is expected to be completed by spring 2025, and the focus is now shifting to the initiation and execution of Phase 2, which will involve the entire construction lifecycle from preconstruction to completion.


Key Responsibilities:

  • Lead the overall delivery of Phase 2, ensuring the project is completed on time, within budget, and to the highest quality standards.
  • Manage the transition from Phase 1 to Phase 2, ensuring continuity and a seamless handover.
  • Oversee and coordinate design development during preconstruction, working closely with design teams, consultants, and other key stakeholders.
  • Drive the preconstruction phase, managing all planning, design, and procurement activities.
  • Ensure the project aligns with health, safety, and environmental regulations, maintaining compliance with all legal and contractual obligations.
  • Lead client, subcontractor, and stakeholder management
  • Control budget, cash flow, and financial reporting, ensuring that the project remains within its financial targets.
  • Identify and mitigate project risks, managing any challenges proactively to ensure smooth project delivery.
  • Provide leadership to the site teams, ensuring effective coordination, performance management, and resource allocation.


Skills & Experience:

  • Proven experience in managing large-scale, high-value construction projects, ideally in the £50 million+ range.
  • Expertise in both preconstruction and design management, with an understanding of early-stage planning, procurement, and coordination.
  • Strong leadership skills with the ability to drive performance and manage multi-disciplinary teams.
  • Excellent client-facing and stakeholder management capabilities.
  • Thorough knowledge of construction health & safety regulations, legal compliance, and quality control.
  • Solid financial acumen, with experience managing project budgets, costs, and cash flow.
  • Effective communication, negotiation, and problem-solving skills.
  • Strong IT literacy, particularly with project management software and tools.


Qualifications:

  • Degree in Construction Management, Civil Engineering, or a related discipline.
  • Membership of a relevant professional body (e.g., CIOB, RICS) is highly desirable.
  • SMSTS, CSCS card, and First Aid at Work qualifications are essential.


Additional Information:

The selected candidate will play a key role in the planning and design phases. This role requires the individual to be on-site regularly and work collaboratively with the team to drive the successful delivery of Phase 2.
