JobSummary:
The main dutiesof this role are to carry out day to day repairs improvementsprogrammed and reactive maintenance as directed by the M&EService Manager ensuring a high level of productivity and workingwithin timescales and totargets.
All works areto be carried out in accordance with legislative requirementscouncil policies and procedures and industry best practice asappropriate.
The role willinvolve undertaking both mechanical and electrical works asnecessary.
This role willinvolve outofhours oncall support to be shared with colleagues on arota basis.
KeyDuties/Accountabilities:
You will berequired to carry out all works in accordance with appropriate riskessments and safe systems of work developed in conjunction withCorporate Health and Safety and in accordance with prioritiesdetailed by the building servicesmanager.
You will workunder the supervision of the Building Service Manager.
You will beresponsible for various mechanical and electrical works at a rangeof sites across the borough both scheduled (i.e. PlannedPreventative Maintenance) and reactive works. You will maintaincommunications via telephone and other mobiledevices.
You will berequired due to the nature of your work to complete works insideand outside you will be exposed to all weather conditions and mayat times be exposed to considerable noise and unpleasant workingconditions.
You will berequired due to the nature of your work to undertake works that areat times physically demanding requiring awkwardpostures.
You will berequired to complete and record accurate details of the work youhave undertaken on handheld devices and in hard copy runsheets.
You will berequired to work with Information Communication Technology (ICT)systems such as Concherto to receive monitor and sign offmaintenancetasks.
Your work willrequire you to work alone in accordance with the Lone Workingprocedure with minimum supervision and in a team as directed by theM&EManager.
You will needto be capable of effectively prioritising works in order to respondto deadlines involving frequently changing cirstances andconflicting priorities including emergency situations and wherenecessary respecify to an approved value or as directed byManagers.
You will berequired to help maintain contacts and relationships with ourinternal clients to ensure we retain excellent customer carestandards by receiving and appropriately actioning any enquiriesproviding some advice that meets the service needs.You will be able to listen to client officers and beable to select and provide advice regarding repair maintenance andinstallation works in accordance with legislativerequirements.
You willprovide appropriate job numbers site address and buyer ID s whenpurchasing materials from councilsuppliers.
You will wearand maintain appropriate Personal Protective Equipment and workwear issued in line with the findings of the appropriate riskessments and safe systems ofwork.
You will haveuse of a van during work hours for which you will need to p aCouncil drivingtest.
You will attendall designated training courses and toolbox talks as directed bythe Building Services manager to ensure you maintain your existingand develop new ss. You will be required to undertake training onthe operation and maintenance of plant and equipment asnecessary.
You will beresponsible for participating in the delivery of the M&Edepartment s Service Level Agreements and ociated objectivesattending appropriate meetings asrequired.
You will atdesignated times be responsible for providing oncall outofhourssupport for the sites within your remit. This responsibility willbe shared with other members of the M&E team on a rotabasis. If necessary you must be able to attend site within one hourof receiving acall.
You willundertake any other duties commensurate to the grade of the post oras directed by the M&EManager.
EssentialExperienceRequired:
The ability towork with minimum supervision and in accordance with the LoneWorkingprocedure.
Knowledge andunderstanding of electrical and mechanical systems in multiusersites.
The ability tocomplete doentation such as risk essments safe systems of workpermit to work inspection checklists timesheets run sheets andstocksheets.
EssentialQualificationsRequired:
Demonstrableknowledge and experience of working in a Building Maintenanceenvironment both in a mechanical and electricalcapacity.
Appropriatelyqualified in a relevanttrade.
