Requirements

As The Office Group continues to expand with an increasing focus on Corporate client growth, we are looking for an experienced, well networked and strategic individual to join our team reporting into the Head of Enterprise for UK. With responsibility over a designated The Office Group portfolio, this important role requires an advanced understanding of corporate real estate, client management, Enterprise transactions and an existing network with representatives and advisors to Corporate real estate occupiers (both conventional and flex). Managing and transacting with The Office Group's prospective and existing enterprise clients is a fundamental part of the role ensuring that The Office Group is best placed in market as the "go to" solution for Corporate Occupiers in London and Germany. The individual must have exceptionally high standards and show proactivity in client delivery, outputs and service at every stage of the client journey.  Adopting, and where required working with the Director for Enterprise, to contribute towards improving The Office Group Enterprise Standards. Business development understanding and an entrepreneurial approach will be an important factor to success in this role.

 Responsibilities will include :

  • Ownership and execution of all corporate leasing, both new business and renewals, across a portfolio of The Office Group's properties. Working closely and building a relationship with The Office Group building stakeholders including the Portfolio Manager will be key to this.
  • Ensuring a joined up and collaborative approach amongst all Enterprise Leads sharing skillsets, contacts and expertise where necessary to get the best outcome for The Office Group's and the Enterprise team’s overall objectives.
  • Adapt a deep commercial and physical understanding of the TOG portfolio, in particular the designated portfolio patch with a building level strategy to maximise leasing and occupancy and ensure considered priority of actions. Thorough understanding of the portfolio Enterprise client breaks, expiries and risks.
  • Proactive ownership of corporate client accounts and relationships, working closely with the Operations team and other The Office Group stakeholders, following the Enterprise Account Management process and standards to ensure retention and expansion of Enterprise clients across The Office Group portfolio. All account management activity to be documented and leveraged through The Office Group's CRM.
  • Responding strategically to incoming leads (direct and through broker and agents), ensuring a consistent high quality communication to clients at all stages of the leasing and strategic account management process.
  • Working with The Office Group's marketing team in a collaborative and joined up fashion to ensure all required portfolio collateral is at the standard required to maximise success with Enterprise clients.
  • Understanding and determining the best deal structures, commercial parameters, seeking to adopt and apply The Office Group standard approach where possible.
  • Ensuring proactive coverage in market for new "pipeline" buildings and available enterprise spaces across the portfolio, working with marketing and all TOG stakeholders, to ensure they are presented in the best possible light to secure occupancy and contributing towards there being a considered and commensurate "launch" strategy.
  • Strategically building, engaging and leveraging relationships with flexible and conventional agents and translating those relationships towards  meeting objectives and targets.

Knowledge and experience required :

  • Advanced understanding of the flexible office sector and its proposition to the Corporate Occupier is essential
  • Must be able to leverage existing client, agent and/or broker networks (conventional and flex) to meet objectives and targets.
  • Experience in marketing/ launching buildings in commercial property.
  • Strong understanding of broker/ agent supplier relationships .
  • Understanding of Corporate real estate principles and its relationship to commercial property investment.
  • Proven track record of client facing Corporate relationship management and real estate transacting.
  • Understanding of different legal instruments used to document agreements and when is most suited to apply.
