We have a unique opportunity for a passionate and strategic leader to head our Property Services department. In this unique role, you will play a pivotal role in ensuring the smooth operation and continued enhancement of our distinctive and diverse pub portfolio (c300) where our customers can build their own memories.

Reporting to the Director of Property Services, you will manage our collaborative teams of Surveyors and CAFM support professionals as well as work closely with our Operations, Tied Trade and Finance Teams to provide our General Managers with the highest level of support for their unique architecture.

As Head of Property Services and with a detailed understanding of our Estate, you will guide each business through its maintenance and estate sustainability strategy to ensure schedules are followed, quality expectations are met, risks are identified, and quick resolutions are provided to maintain a safe environment for all.

Duties and Responsibilities:

Lead the Charge in Property Optimisation

  • Develop and implement comprehensive Planned Preventative Maintenance (PPM) and reactive support strategies, maximising the lifespan and appeal of our pubs.
  • Foster a high-performing team environment, providing clear objectives aligned with company goals and estate improvement initiatives.
  • Champion the successful implementation of our CAFM project (Access Maintain ProNett), ensuring optimal utilisation across the business for streamlined operations.

Forge Strong Relationships, Deliver Exceptional Results

  • Cultivate strong connections with external stakeholders, prioritising consistent, high-quality service delivery and achieving a balance between value and quality.
  • Lead the annual review of approved contractors, ensuring robust service agreements are in place and consistently meet our standards.
  • Provide expert guidance and representation in property matters, effectively communicating with all internal & external stakeholders.

Strategic Vision, Expert Execution

  • Proactively identify and resolve property repairs, maintenance, and sustainability challenges, ensuring solutions align with long-term goals.
  • Leverage your expertise to advise and support project teams on targeted investment projects.
  • Oversee the creation of monthly repair and maintenance budgets and meticulously plan works programs for each allocated site.

Champion Collaboration, Ensure Compliance

  • Facilitate regular review meetings with tenants, General Managers, Operations Managers, and Business Development Managers.
  • Guide the timely and high-quality completion of maintenance, dilapidation, and compliance works, adhering to established parameters.
  • Oversee the Surveying ensuring routine Schedule of Condition and Dilapidation surveys are completion and served within specific timelines aligned with our Pub Code of Practice, fostering collaboration with tenants and Business Development Managers to achieve optimal resolutions.

Safety First, Always

  • Guarantee that all project delivery adheres to the highest Health and Safety standards outlined in our policies. Proactively collaborate with the Health and Safety Team & Estates & Facilities Manager to continuously promote a safe working environment throughout all areas of the business.

Ensuring Efficiency, Delivering Insights

  • Oversee the provision of efficient "out of hours" emergency cover whenever necessary.
  • Maintain meticulous data and records for each property within our central file management systems.
  • Regularly prepare reports and updates specific to your area of responsibility, proactively highlighting any areas of concern to relevant managers or directors.
  • Be prepared to undertake additional responsibilities as requested by the Director of Property Services.

  • Demonstrable experience in Property, Estates and/or Surveying or in a similar role
  • Professionally qualified or working towards RICS, CIOB or equivalent
  • Strong IT literacy and communication skills with the ability to effectively collaborate across multiple business functions and external stakeholders, contractors, and consultants.
  • Building pathology, ensuring professional advice is provided and followed
  • Decisive leader and skilled negotiator with a consistent record of delivery and attention to detail
  • Diligent with an initiative to comfortably consult with Executive Board members, team members, and contractors in a fast-paced environment
  • Working knowledge of relevant construction, landlord and safety legislation, with experience in instructing and managing complex workloads
  • Knowledge of Listed Building, Conservation and Planning laws together with industry-specific legislation such as Licensing and Fire Safety
  • Full UK driver’s License
