We are recruiting a Freelance Site Manager (Fitout) for a High-End Residential Project in Central London.

Key Responsibilities:

Project Management:

Oversee daily operations on-site to ensure the project is completed on time, within scope, and budget.Develop and manage project schedules, ensuring all milestones and deadlines are met.Coordinate and supervise the work of subcontractors and other site workers.

Quality Control:

Ensure high standards of quality in construction and finishing, consistent with high-end residential projects.Conduct regular inspections and quality control checks, identifying and resolving issues promptly.

Health & Safety:

Implement and enforce health and safety protocols, ensuring compliance with all relevant regulations.Conduct regular safety briefings and site inspections to maintain a safe working environment.

Stakeholder Communication:

Act as the main point of contact for clients, architects, and designers, providing regular updates and progress reports.Facilitate effective communication between all parties involved in the project.

Resource Management:

Manage site resources efficiently, including labor, materials, and equipment.Coordinate deliveries and logistics to ensure materials are available when needed.

Problem Solving:

Identify potential issues and risks proactively and develop mitigation strategies.Resolve any on-site problems swiftly to minimize delays and additional costs.

Documentation:

Maintain accurate and up-to-date records of all site activities, including daily logs, timesheets, and progress reports.Ensure all documentation is compliant with regulatory and client requirements.

Qualifications and Experience:

Education: Degree in Construction Management, Civil Engineering, or a related field is preferred. Experience: Minimum of 5 years of experience as a Site Manager, with a proven track record in managing high-end residential projects. Certifications: SMSTS (Site Management Safety Training Scheme), CSCS (Construction Skills Certification Scheme) card, and First Aid certification. Knowledge: Strong understanding of construction methods, materials, and legal regulations in the UK.

Leadership: Ability to lead and motivate a diverse team, driving performance and ensuring high standards. Communication: Excellent verbal and written communication skills, with the ability to liaise effectively with clients, contractors, and other stakeholders. Organizational: Strong organizational and time-management skills, with the ability to prioritize tasks effectively. Attention to Detail: Keen eye for detail, particularly in maintaining the high standards expected in luxury residential projects. Problem Solving: Strong analytical and problem-solving skills, with the ability to think on your feet and make sound decisions under pressure. Technical Proficiency: Proficient in project management software (e.g., MS Project, Primavera) and other relevant IT tools.

Additional Requirements:

Flexibility: Ability to work flexible hours, including weekends if necessary, to meet project deadlines. References: Strong professional references that can attest to your experience and reliability in similar roles.
