Job description

To manage the design and technical process to achieve the best commercial design for all of the land secured in line with the company’s budget requirements and obtain all necessary approvals to allow the development to be built to the required standard, in line with the regional business plan.

Technical Design and Approval Procedure Work closely with the Partnership and Land team to ensure that feasibility drawings are buildable and compliant with regulations Assist the Commercial team in the appraisal of abnormal costs To appoint, brief and manage specialist consultants in all design and technical work to achieve the company’s design requirements To ensure all appointments have a quotation before an order is placed and ensure the fee costs are monitored against the quotation To plan and manage the development lead in process to achieve a start on site in line with budget To create and retain relationships with statutory bodies to ensure approvals can be achieve in line with budget To influence the design process to achieve cost effective commercial outcomes Public Utility Procurement (working with the Services Managers) Establish and maintain working relationships with all public utility providers Manage the design process to ensure that diversions and disconnections can be progressed to allow start dates to be achieved Provide PU proposals that are cost effective and on programme Provide clear information to allow site managers to manager their work effectively Ensure design layouts are cost effective against any diversion works
Adoption Management (working with Technical Manger) To establish approvals of proposals to ensure all constructed works and surplus land will be passed on to the appropriate statutory boides Agree and formalize the detail of all adoption agreements Agree and manage bond values in line with the NHBC bond limit Pursue adoption completion at the earliest possible opportunity
Product Development Work with all parties within Keepmoat to develop, build systems and products to ensure we are ready for legislation and market change Be aware of the need for innovation in all aspects of our business Expect and encourage continued change and improvement within the Compan

Key Accountabilities

Setting, agreeing, reviewing and delivering all targets Delivery of accurate and timely reports for the business in line with company-wide processes Management of all aspects of the commercial function ensuring that all controls are in place and are followed to maximise the company’s profitability Identification, escalation and proactive management of all commercial issues Protect the company’s legal and contractual obligations

People Management Responsibilities

To lead and build a motivated and engaged team To recruit the right talent into the business To develop your team members by enabling and motivating them to be the best that they can, building a strong talent pipeline to support the growth of the Business, completing Talent Mapping and Succession Planning bi-annually ahead of the mid-year and year-end Performance Development Reviews and discussing the outputs in these meetings To undertake bi-annual Performance Development Reviews with your team members and effectively managing any concerns that arise relating to these and to support team members Personal Development Plans To address confidently and competently performance, behavioural and absence issues in a supportive manner and taking the necessary actions to improve these while ensuring team members understand their personal responsibilities in these areas
