Praxis Real Estate Management is looking for a Retail Asset Manager to take on an instrumental role within our established development and regeneration team, managing a portfolio of Local Council-owned shopping centres. Due to the hands on nature of this role it would suit someone who has a strong foundation in property management who has recently started their career move into Asset Management.

The Opportunity:


As a Retail Asset Manager, you will:


  • Support the Asset Management & Regeneration Director in delivering the asset business plan.
  • Maximise net operating income by driving rental growth and reducing shortfalls.
  • Identify new income opportunities across shopping centres.
  • Lead ESG (Environmental, Social, Governance) initiatives and contribute to sustainability goals.
  • Present accurate and effective reports, including confident pitches to internal and external stakeholders.


What We’re Looking For:


We need someone who thrives on challenges and is eager to take full ownership of their assets. You’ll lead and organise teams, ensuring the successful delivery of objectives, while identifying enhancement initiatives and overseeing the refurbishment and reconfiguration of shopping centre spaces.


Key Responsibilities:


  • Work closely with the Asset Management & Regeneration Director to align with the Council’s vision for each shopping centre.
  • Drive asset enhancement projects and support the regeneration of local town and city centres.
  • Take ownership of available space refurbishment, marketing, and letting of void units.
  • Achieve income targets through effective management of lease renewals, rent reviews, and break clauses.
  • Manage the assets' P&L and service charge budget.
  • Oversee in-house project and centre management teams to ensure cost-effective site management and service contract efficiency.
  • Lead social and sustainability initiatives.
  • Provide comprehensive reporting to Councils and internal stakeholders.


Requirements:


  • Proven experience in Asset Management, particularly within shopping centres.
  • Strong negotiation, presentation, and report-writing skills.
  • Expertise in property management with a commercial and analytical mindset.
  • Advanced proficiency in MS Office, particularly Excel and Visio.
  • Ability to manage demanding clients and deliver concise, effective communication.


Desirable:


  • Experience working with Local Councils or a background in regeneration projects.
