POSITION SUMMARY

The Building Caretaker is responsible for the day-to-day operations of your building(s). In doing so, you are required to carry out the following duties: Ensure the building remains in a safe, secure, immaculate, and well-presentable condition.

The role will be based within the Operations department. You will be the first point of contact with our tenants and ensure high standards across the property portfolio as we continue to grow at an exciting rate.

PERFORMANCE OBJECTIVES

● Carrying out basic building repairs, e.g., tightening taps/doors/bolts, changing bulbs, unblocking toilets, sinks, showers, making good and decorating etc.

● Frequent janitorial maintenance of the kitchens and communal areas

● Managing day-to-day security and safety aspects of the estate, reviewing CCTV

● Perform daily inspections to check for building defects and report any internal defects to maintenance via email or telephone, as well as communal area defects, to the property manager.

● Escalating all emergencies, especially technical ones

● Running a key log and ensuring keys are signed in and out for

● Issue keys, key fobs, and washing machine cards, and take payment for electricity cards.

● Inspection and vetting of contractors’ jobs as advised by the Property Manager (PM).

● Inspect reported defects to determine their severity as directed by the PM or Maintenance team.

● Ensuring planned maintenance and unplanned maintenance are carried out to specification.

● Signing off Permit to Work with an external contractor.

● Carrying out the check-in and out inspections, meter readings, and updates on Podio and IAuditor.

● Carrying out weekly compliance checks as required.

● Ensure fire exit routes are clear of all obstructions.

● Taking monthly meter readings and updating them on Podio.

● Inspecting gutters, drains etc, to ensure they are kept free from debris

● Compliance with Health and Safety and other relevant legislation

● Weekly flushing of taps in void units to prevent Legionella growth

● Conducting viewings to applicants as communicated by the Property Manager.

● Perform periodic inspections of each flat to ensure they are kept in good condition and that any required repairs do not get worse.

● Conduct welfare checks on tenants as and when concerns are raised.

● Carrying out any other reasonable duties within the overall function of the job

● Tactfully enforce rules, take records of tenants contravening the tenancy agreement and ‘reasonably’ serve them warnings

● Report compliance issues to management and any supporting agencies.

● Attend and participate in internal meetings and complete required training.

● Performs other related duties as assigned by management.


KEY COMPETENCIES

● Experience successfully maintaining a positive attitude while working in a team environment with competing priorities

● Ability to maintain confidentiality with individual interactions with team members

● Good telephone manner and excellent customer service skills

● Good technical skills required

● Excellent verbal and written communication

● Diplomatic and tactful with handling tenant queries and complains

● Effective ethical and professional relationship with service suppliers, partners as well as internal customers.

EDUCATION AND EXPERIENCE

● Building Management 2 years’ experience required

● Current UK Driving License, Clean Driving Record, & Own Transportation required

● Experience working with team members across multiple functional roles preferred
