OVERVIEW OF THE ROLE
Sitting within the Estate’s Commercial Asset Management team, the role exists to drive performance of the Estate’s directly managed offices, with particular focus on reducing vacancy, delivering long term income growth and increasing tenant retention rates through developing strong occupier relationships.
The Estate’s office portfolio comprises over 200 directly let units across close to 90 buildings, and catering to a range of occupier requirements. Our flagship mixed use developments at 1 Great Cumberland Place and 1 – 9 Seymour Street are well-specified and amenitised buildings, that have been leased to the market in Cat A specification. Equally, the Estate is soon to launch a Managed Office portfolio, whereby select buildings will be brought forward on a fully fitted basis, offering enhanced services to a new community of office customers.
Working with the Head of Commercial Property and supported by another Asset Manager, the individual will be expected to co-ordinate success across the office portfolio.
The role will require sound understanding of the office occupational market, an innovative and forward thinking mindset and an ability to motivate a network of advisors. The individual will require a high level of organisation skills, be a confident communicator and have strong numeracy.

JOB RESPONSIBILITIES / STRATEGIC DELIVERABLES
The below details job responsibilities and longer term objectives that the post holder will be expected to undertake / achieve such tasks as may be reasonably expected within the scope of the role and business requirements. The below are not exclusive or exhaustive.
- To extract added value, and maintain and improve income from the Estate’s office portfolio, as well as other sector assets where required.
- To prioritise excellent customer service in all aspects of day to day asset management, ensuring that Landlord and Tenant interactions are conducted in accordance with the ethos and values of the Estate.
- To contribute to the formulation of long and short term strategies of the Estate, together with performance reviews to ensure the profitable growth of the assets of the Trust and the Company.
- To carry out detailed analysis of the performance of the office portfolio, attributing all costs and income on a unit by unit basis and identifying performance drivers.
- To work with internal teams and external advisors to assess the net operating income of the portfolio.
- To provide oversight and report to the Board on performance of our operating partners providing serviced office space on the Estate.
- To be responsible for progressing lease events such as rent reviews and lease renewals across the directly managed office portfolio, and to ensure that the negotiations are initiated and undertaken in a timely and professional manner.
- To take responsibility for timely and professional documentation of all requests for consent, including lease assignments.
- To provide valuation and investment advice in respect of relevant assets within the team’s area of responsibility.
- To liaise with Building Surveyors in respect of works, dilapidations and wants of repair.
- To prepare annual budgets for properties within the office portfolio.
- To liaise with the Credit Control Manager regarding rent collection and assist in recovery of arrears.
- To ensure all tenant queries are responded to in an efficient and professional manner, ensuring acknowledgement of such queries within at least 24 hours.
