Main Responsibilities as a Block Manager

The Block Manager is responsible for the effective and efficient management of designated developments. This involves utilising staff, contractors, and available resources to ensure a high-quality service that meets the requirements of management contracts, leases, service levels, or agreements. The Block Manager should stay updated with relevant legislation and best practices, using both internal and external resources.


Asset Management

  • Oversee and support ongoing asset management routines to ensure contract, risk, and mobilisation tasks are completed efficiently.
  • Mobilisation: Assist in the mobilisation process when securing new contracts by liaising with stakeholders, ensuring tasks are completed, and enhancing customer experience.
  • Risk Management: Take ownership of risk management routines by working with teams and contractors to ensure compliance and maintaining a detailed audit trail.
  • Contract Management: Manage contract routines for developments, ensuring contracts are tendered, implemented, and any necessary actions are recorded.


Customer Service

  • Act as an ambassador for the company, providing excellent customer service to both internal and external clients.
  • Interact in an enthusiastic and empathetic manner, whether over the phone or via email, and respond to complaints or concerns with appropriate solutions.
  • Be empathetic and proactive in addressing customer requests, queries, or concerns.


Health and Safety

  • Play a part in ensuring health and safety standards are upheld for employees, clients, and anyone affected by business activities.
  • Record and manage safety routines using available technology, track trends, and seek improvements.
  • Support each other in ensuring the safety of sites, residents, visitors, teams, and workplaces.
  • Maintain a meticulous approach to safety by tracking, inspecting, monitoring, auditing, and reviewing safety procedures.


Financial Management

  • Support the financial management of developments, remaining conscious of budgets, and asking for information as needed.
  • Experience in preparing and explaining budgets to clients is desired, as well as drafting communications to clients and customers.
  • Review budget vs actual information to ensure sufficient funds are in place throughout the service charge year.
  • Understand and stay on top of the service charge recovery process with support from relevant teams.
  • Prepare client reports as required and review end-of-year accounts with the finance team, drafting supporting communications to clients and customers.


Compliance

  • Ensure compliance with all company rules, procedures, and obligations related to data protection and the safe storage, processing, sharing, and use of data concerning the company, its clients, or customers.
