  • Lease Expertise: Analyse leases from multiple angles, foreseeing issues that may arise. Your understanding of lease intricacies will be crucial.
  • Timely Communication: Respond professionally and promptly to all correspondence.
  • Site Inspections: Regularly visit properties in your portfolio, conducting thorough site inspections. Document findings in site inspection reports and identify any insurance risks.
  • Resident Engagement: Ensure residents are aware of your visits, providing them an opportunity to discuss any concerns.
  • Best Practices: Familiarize yourself with the Landlord and Tenant Acts (1985 and 1987), especially S20 and L&T 1985, as well as the Commonhold and Leasehold Reform Act 2002. Leverage resources from ARMA and IRPM.
  • Contractor Management: Instruct only approved contractors and monitor their service delivery. Understand statutory limits and follow consultation procedures as needed.
  • Financial Acumen: Master the service charge accounting process, create budgets, chase debtors, and handle invoices from contractors, insurance brokers, and power suppliers. Communicate effectively with auditors regarding statutory accounts.
  • Personal Work Planning: Innovate to improve processes, anticipate problems, and implement preventive measures. Ensure efficient progress and resolution.

Objective: As the Property Manager for Residential Blocks, your mission is to provide cost-effective, customer-focused service while retaining clients. Additionally, focus on expanding your portfolio.
