The Property Management portfolio of Philip Ellis is the primary generator of stable and reliable income, paying the bills allowing the business to explore investment opportunities while building business value. The Lettings Development Management Lead is a leadership role, supporting the business owner in developing and delivering the Property Strategy for 2025.


Job Description

This is a full-time on-site role for a Lettings Business Development Manager at Philip Ellis Estate Agents in the Manchester Area, United Kingdom. The role involves ensuring the current portfolio is well managed and that all current client properties are safe, legal and operating profitably.

The role is also responsible for developing and implementing business strategies to drive lettings growth, managing client relationships, conducting market research, negotiating contracts, and overseeing property listings. The Lettings Business Development Manager will also collaborate with the owner to support investors in building and managing property portfolios.


Qualifications & Competencies

The candidate will have a good general education with Maths & English to GCSE but ideally A-Level equivalent standard. Communication is a critical skill requirement so the ability to develop, maintain and nurture relationships and networks is a fundamental requirement as are skills in planning, organising and prioritising for daily, monthly and annual activities and planned events.

There will be a requirement to develop strong knowledge and understanding of the technical requirements and legalities of property rental management and to remain current and up to date with changes in all such requirements.


Experience

Strong sales and negotiation skills

Experience in property lettings, sales, or real estate

Knowledge of property management and investment strategies

Excellent communication and interpersonal abilities

Proficiency in market research and analysis

Understanding of property regulations and legislation

Ability to work independently and as part of a team


Deliverables

  • Working with the Business Owner to develop the Property Management Strategy for 2025, with key areas of focus, milestones and targets.
  • Stabilising the current Property Portfolio by engaging with current landlords and establishing a strengthened relationship.
  • Developing a network of relationships, stakeholders and future potential landlords in order to grow the Property Management Portfolio through 2025 to meet a business sustainability target by end of 2025 and into 2026.
  • Driving an agenda of Growth for the Property Management Portfolio through 2025, with reasonable and practical targets agreed with business the owner.
  • Leadership role offers the opportunity for management and direction of the admin support staff.



Day to Day activities will cover all aspects of the property lettings and management including the following:-

  • Liaising with clients on all aspects of property management
  • Marketing properties for let
  • Attending viewings
  • Tenant applications processing
  • Inventory and Inspections of the property portfolio
  • Maintenance management
