**Service Charge Accountant**
**Location: Essex**
**Salary: £25000 - £35000**
Due to an influx of new business and growth, our client are looking for a Service Charge Accountant to join their friendly team. They predominately manage blocks of flats and estates in Colchester and surrounding areas, including Ipswich, Chelmsford, and otherlocations throughout Essex.
**Responsibilities include**:
- Update the Database with the Service Charge Budget and ensure the charges are applied correctly to the tenant account
- Review and recommend any movements of expenditures between Cost Centres
- Review and recommend any prepayments and accruals at Service Charge Year End Reconciliation
- Check invoice descriptions where these are not clear and make amendments where applicable
- Confirm with the Property Manager on tenant apportionment percentages and make changes to the database where applicable
- Prepare spreadsheets and system-generated reports that match the income against expenditure to create a Balancing Charge Report
- Raise Balancing Charges in line with the Balancing Charge Report
- Create a Service Charge pack for the Property Manager to distribute to tenants
- Answering internal and external queries relating to service charge matters.
- Balance sheet analysis
- Review budget vs actual expenditure throughout the year
- Provide Service Charge reports to the Property Managers in line with the Service Charge timetable and ahead of the annual budget being prepared
- All other Service Charge tasks as required to ensure resident/client satisfaction alongside internal team efficiency
- Deliver year end accounts to residents in a timely fashion
- Liaise effectively with external accountants to deliver a smooth audit process and provide the best possible outcome for their customers and the clients
- Ensuring TECH 03/11 is adhered to Working alongside Property Managers setting Service Charge Budgets, administering year end accounts, and recording all incoming/outgoing transactions relating to estates under management
- Update the Database with the Service Charge Budget and ensure the charges are applied correctly to the tenant account
**Skills, Experience, and Qualifications**:
- Ideally a part qualified Accountant
- A minimum of 2 years’ experience of working in an accounting environment, ideally within the private sector leasehold industry
- Double entry book-keeping
- Microsoft Excel in particular at intermediate level, alongside Microsoft Word
- High attention to detail with the ability to see and challenge information
- Strong communication skills, able to liaise with non-financial internal and external Customers
- Self-motivated and organised, able to prioritise own workload
- A team player, demonstrates working towards a common goal
- Strong customer focus, understanding both internal and external stakeholders
