**Maintenance Operative (MO) - Job Description**

**Travel to place of work essential - Areas covered include: Essex, Kent, occasionally North West London**

**PURPOSE**: To be responsible for providing the day-to-day maintenance, out of hours and repairs operations of our outstanding directly managed specialised supported housing services across the UK. To deliver planned, cyclical, and responsive property maintenance, including grounds maintenance, and communal and void room cleaning services as required throughout the UK.

**ROLE SPECIFIC**:

- Upon being issued with work by the office, visit properties at appointed times, investigate faults, sourcing materials and undertake repairs maintenance or improvement works in a timely and professional manner.
- Work alone, or with others as a team, including contractors and other maintenance operatives.
- With colleagues, on a rota system, provide an out-of-hours emergency service to CSA LTD (CHRYSALIS HOUSING) customers, answering telephone calls, determining whether there is a need to visit and organising a contractor to attend.
- Help create a good landlord/tenant relationship, liaise with tenants and other customers, minimising the impact of work on tenants and keeping them informed of progress.
- Receive reports of repairs and identify repairs required to properties and ensure such reports are processed quickly and, where appropriate, orders are reported to the office accurately for assignment at a later date.
- Complete all required administration within the expected timescales set out by your manager.
- Carry out all cyclical maintenance to a high standard which includes grounds maintenance, legionella management, health and safety checks and communal area cleaning.
- Accurately record your day including time, tasks completed, and materials used and send to the office at the end of every shift for the office to process.
- Be responsible for ensuring vehicles owned by CSA LTD (CHRYSALIS HOUSING) and driven by you, have sufficient fuel, oil, and water, and are sufficiently roadworthy for the tasks in hand.
- Complete all training courses provided within the timescale expectations set out by your manager.
- Read and understand all health and safety documentation set out by CSA LTD. All health and safety policies and procedures must be followed when carrying out your role.
- Work with the Maintenance team to help plan daily work activities and develop and maintain knowledge of CSA LTD (CHRYSALIS HOUSING)’s properties.
- Be willing to undertake an Enhanced DBS check.
