We are a leading letting agency specialising in student and residential lettings, committed to providing high-quality, well-maintained properties for our tenants. We are seeking a reliable and skilled handyman/woman contractor to undertake both planned and reactive maintenance across our portfolio.
**Job Overview**:
As a Property Maintenance Contractor, you will be responsible for carrying out a wide range of maintenance tasks to ensure our student properties are in excellent condition. This role involves both scheduled, preventative maintenance and responding to urgent repairs in a timely manner.
**Key Responsibilities**:
- Perform planned maintenance tasks such as painting, minor carpentry, plumbing, and other repairs.
- Investigate and diagnose any current and future maintenance issues.
- Quote for works, building in cost of labour and materials.
- Raising invoices for payment.
- Respond promptly to reactive maintenance requests, including issues like leaks, replacement of locks, broken fixtures and fittings.
- Carry out inspections and repairs to ensure compliance with health and safety regulations.
- Communicate with property managers regarding maintenance updates, required materials, and follow-up actions.
- Ensure all work is completed to a high standard and within agreed timeframes.
- Maintain accurate records of work completed, including time and materials used.
- Liaise with tenants where necessary, maintaining a professional and courteous manner.
- Identify any larger issues that require specialist attention and report these to the property management team.
**Requirements**:
- Proven experience in a handyman/woman or general maintenance role.
- Proficiency in basic carpentry, plumbing, painting, and other general maintenance tasks.
- Ability to work independently and manage time effectively.
- Strong problem-solving skills with the ability to handle urgent, reactive maintenance tasks.
- Excellent communication skills and the ability to interact with tenants and property managers.
- A valid driver’s license and access to your own hand tools.
- Flexibility to work occasional evenings or weekends for emergency repairs.
- Well organised with the ability to manage your own diary.
**Preferred Qualifications**:
- Relevant certifications in plumbing, electrical work, or health and safety (desirable but not essential).
- Experience working in student accommodation or residential lettings.
