Within our multi award winning department we look after 46,000 homes across a geography covering the Midlands, South and East of the UK.

Reporting to the Director of Property Operations and working closely with the Strategic Asset Management (SAM) and Commercial teams, the Head of Property Improvements will lead the physical delivery of the Group’s planned and ad-hoc investment into existinghomes.

The Head of Property Improvements will be responsible for leading the Property Improvements team to deliver from inception to final account, approximately £40m per annum of capital and revenue investment. You will ensure that all programmes are deliveredin accordance with the Group’s Standing Orders, policies and procedures, on time, within budget and with maximum value for money. All of this will be achieved while providing a first-class, customer centric service.
- Lead the team on the scoping, specification, design sign-off and procurement of projects
- Lead Orbit and contractor teams to successfully deliver a range of programme types, including the new net zero carbon programme
- Establish and lead multi-disciplinary project teams to deliver projects, mitigating any financial risk, including the recharging of leaseholders
- Lead the reporting of project and programme progress
- Ensure that site checks are undertaken to agree or validate the necessity and accuracy of contactor and/or consultant work proposals, schedules, quality of work and customer care precautionary works
- Ensure project works are delivered within the constraints of CDM requirements and that project specific ‘construction phase plans’ are reviewed and updated
- Undertake regular health checks and benchmarking exercises, ensuring value for money and value engineering, including the effective management of contract variations from a cost perspective
- Establish, improve, and manage a range of KPI’s/measures to ensure effective performance and efficient project delivery
- Develop strategies and policies which ensure cross-Orbit implementation of existing and new capital/revenue projects and which respond to local and national investment opportunities
- Ensure procurement activity adheres with the latest Public Contract Regulations and requirements of the new regulatory regime
- Take responsibility for successful project management outcomes, including strategic business cases, project initiation documents and supporting procurement processes
- Promote and implement a culture of ‘customer first’, quality, excellence, value for money, continuous improvement, and respect for all employees and stakeholders

**What will help you make a difference.**
- A degree or professional qualification related to property - RICS or building qualification preferred
- Deep technical knowledge and substantial practical experience gained within property investment programmes including net zero carbon work
- Experience of retrofit and regeneration projects is highly desirable
- Proven experience in delivery of programmes through performance improvements (cost, quality and time)
- Excellent analytical skills, with the ability to consider options appraisals
- Substantial employee management experience in leading, motivating and developing diverse multi-site team
- Willing and able to participate in the out of hours and emergency rota duty
