**Position**: Investment Associate - Real Estate (Full-time)

**Job Purpose**:
This position is crucial in supporting the sourcing, planning, execution, and analysis of real estate projects. Leveraging excellent communication and relationship-building skills, this position will collaborate with cross-functional experts such as landowners, real estate agents, planning consultants, and architects. The main purpose of this role is to source projects, analyse project feasibility, analyse market conditions, and provide recommendations to the management team.

**Responsibilities and Duties**:
Project Sourcing and Due Diligence:

- Sourcing for new built residential projects through agents, planning consultants, or other channels.
- Identifying and screening investment opportunities by conducting comprehensive industry and regional market research.
- Building and maintaining financial models to analyse investment opportunities.
- Drafting investment presentations with mínimal instruction and supervision, making use of appropriate precedents, and delivering them to the investment management team.
- Collaborate with a spectrum of professionals, including landowners, solicitors, planning consultants and architects.
- Assist in the due diligence process, including site visit, market survey, and environmental assessments.
- Demonstrate a background in residential and regeneration development acquisitions and disposals.
- Participate in project planning meetings and monitor project timelines and budgets, identifying potential issues and proposing solutions.

Market Research and Analysis:

- Analyse market trends and demographics to inform decision-making, prepare market reports and feasibility studies to assess project viability.
- Conduct comprehensive market research to identify potential real estate investment opportunities.
- Develop and maintain financial models for real estate projects, including Gross Development Value Calculation and Return of Capital analysis.

**Qualifications and Skills**:

- Bachelor's degree in Real Estate, Finance, Business, Architecture, Interior Design, or a related field.
- At least 3 years work experience in residential project management, preferably involving around 10 units, within a UK-based real estate development firm.
- Architectural and interior design skills and experience in residential projects.
- Proven experience in real estate analysis, investment, or development.
- Excellent communication skills are essential, as is the capacity to build and maintain strong client relationships.
- Excellent written and verbal communication skills, including the ability to present complex data in a clear and concise manner.
- Detail-oriented with the ability to manage multiple tasks and meet deadlines.
- Strong interpersonal skills and the ability to work collaboratively in a team environment.
- Be confident to work autonomously and as part of a team
- Demonstrate excellent time management skills
- Be organised and capable of running a number of files and work matters simultaneously
- Have a flexible approach and willing to go the extra mile
