**Job Title: Senior Associate**
**Reports to: Assistant Manager/Branch Manager**
**Salary: £25k with OTE of £42K**
**Job Profile**:As a Senior Associate you will play a key role in driving property sales, while delivering exceptional customer service. You will be responsible for generating new business, negotiating offers and managing client relationships to achieve and exceed sales targets.
You will actively seek out cross-selling opportunities including financial services, solicitor’s services and valuations from potential new sellers. You will conduct valuations with a sufficient ability to convert into instructions.
You will also support and mentor junior team members, and ensure our core values are delivered.

**KEY RESPONSIBILITIES**:
- **Sales and Business Development**
- Generate new business opportunities through proactive outreach, referrals, and networking.
- Conduct market appraisals and provide clients with accurate property valuations.
- Build and maintain strong relationships with both clients and potential customers to ensure repeat business.
- Assist Associates in meeting or exceeding sales targets and revenue goals
- Find opportunities to cross-sell ancillary services such as mortgage advice and solicitor referrals, whilst also looking for sales & lettings opportunities to refer throughout the Castles network.
- Stay up to date with local property trends, pricing and legislation.
- Support the team in property listings, viewings, and negotiations, ensuring all sales processes run smoothly.
- Maintain an up-to-date database of local active buyers, introducing suitable properties, arranging and conducting viewings.
- Support Associates with maintaining their own database of buyers, ensuring that all opportunities are taken.
- **Customer Service**:
- Ensure that you and your team deliver an excellent client experience with every interaction.
- **Operational & Administrative Support**:
- Ensure all regulatory and compliance requirements are met, including documentation and legal processes.
- Help identify any shortcomings and report them to the appropriate person within the business.
- Ensure a two-eye policy is maintained for all listings and outbound branch-developed marketing.
- If required, update property listings, ensuring they are accurate and up to date.
- Support the team in property listings, viewings, and negotiations, ensuring all sales processes run smoothly.
- **Marketing & Promotion**:
- Work with the marketing team to promote the agency’s services and properties via digital channels, social media, and print.
- Assist the business in organising events, property launches, and other promotional activities to increase brand visibility.
- Maintain an understanding of local market trends to identify opportunities for business growth.
- Seek opportunities for community engagement.

- Results-driven with the ability to motivate and inspire your team.
- At least 1 year’s proven experience within the estate agency industry delivering exceptional results and exceptional customer experiences
- Strong valuation and negotiation skills.
- Solid understanding of the property market and the legal requirements involved in property transactions.
- Experience in sales, business development and achieving performance targets.
- Ability to use Reapit, or industry-specific CRMs.
- Knowledge of the mid-high value homes market in which we operate.
- A desire to deliver an excellent experience at all times.

- Excellent interpersonal and communication skills to effectively engage with buyers, sellers, landlords and tenants.
- Strong organisational skills and the ability to manage multiple tasks efficiently.
- Problem-solving abilities, particularly in resolving client or team concerns.
- A collaborative team-player.
- Act with integrity at all times.
**QUALIFICATIONS**:
**Essential requirements**
- Driving license and own vehicle.
**Desirable requirements**
- Relevant qualifications in estate agency business would be advantageous.
