**Regional Housing Officer Job Description**

**Post**: Regional Housing Officer based in Kent

**Department**: MYSHON

**Hours**:Full-time (40 hours)
**Salary scale**:Up to £30K plus mileage £0.45 per mile

**Location and Setting**: Kent and surrounding areas

**Reports to**: Housing Director

**Works with**: Externally: work with local authorities, housing benefit departments and private landlords. In particular develop and maintain a close working relationship with support providers.

Internally: work in close liaison with Housing & Contracts Officer to provide practical support in administration for the lettings and maintenance of all leased properties.

**Overall purpose**: To ensure a high-quality supported housing management service is provided to all tenants within the Kent and surrounding areas.

Be an effective member of the team and having a clear understanding between core and intensive housing management activities. You will be required to make regular site visits to carryout inspections of the properties and to provide support and advice to tenants. You will be expected to adhere to all MYSHON policies and procedures whilst undertaking your duties.

**Key responsibilities**:
1. As the regional housing officer, you be responsible to carry duties for MYSHON as required by the Housing Director.

Such duties will include:
I. You will ensure all tenants within the region have a current, signed
Assured Short-hold Tenancy agreement (AST) which includes services provided at the property

III. In liaison with the credit control team who monitor all rent received for the
Southeast region and the rent short-falls taking the necessary action to correct deficits.

IV. Informing tenants of their responsibility for paying charges at the checking in stage of a tenancy. E.g. Council Tax, personal area utilities, TV licence and personal insurance, ensuring that the tenant receives and signs the rights to rent pack confirming that they accept and understand the terms.

V. Regularly visiting properties and being directly responsible for arranging planned and reactive maintenance checks of properties managed by MYSHON in the
Southeast region.

VI. Undergo Fire Risk Assessment training to be able carry out FRA inspections of properties managed by MYSHON.

2. Deal promptly with cases of Anti-Social Behaviour

3. Liaise with appropriate external professionals in respect of tenants changing needs including support provider input

4. Inspect voids in order to arrange repairs and decorations for the re-letting of void properties

5. Ensure that re-lettings standards have been achieved through post works inspection as required.

6. Ensure that follow up visits are undertaken with new tenants within 8 weeks of tenancy commencement.

7. At times carry out property searches to identify appropriate properties for vulnerable adults.

8. Make regular visits to new and existing properties to ensure they are well maintained and fit for purpose.

9. Ensure details of tenancy changes, rent variations etc are up to date & correct. Monitor rents & tenancies to ensure amendments have been implemented correctly.

10. Manage complaints and ensure they are dealt with positively and within an agreed time frame. Acting as a means of communication for tenants to ensure all issues raised with
MYSHON are referred to the appropriate support service and are promptly acted upon

11. Provide advice and support to tenants with regard to neighbour disputes, harassment and any other housing related occupancy issues e.g. security - to include liaison with third party agencies where appropriate e.g. police, support staff, social services etc

12. Where there is major work to a property plan and arrange with MYSHON managing director and support provider the development of the proposal and where necessary agree and arrange decant accommodation

13. Manage the day-to-day maintenance and repairs of all accommodations managed in the Region.

14. Visit schemes and tenants regularly to ensure property is maintained in good condition both externally and internally including organising necessary repairs, gardening and cleaning in accordance with MYSHON property maintenance procedures

15. Ensure health and safety information is available for all fire, gas and electrical appliances in the homes

16. Review the cyclical and planned maintenance programme with the housing director being able to take the lead as instructed ensuring that the work is carried out to specification.

17. Identify and provide appropriate accommodations for vulnerable adults as when requested by the managing director

18. Respond sensitively and appropriately to telephone enquiries and pass on messages to the appropriate person where necessary.

19. Participate in team meetings, new initiatives and future changes to improve service deliver.

20. Ensure that MYSHON policies & procedures are adhered to.
