Property Manager

Reporting to the General Manager, take responsibility for managing the building in the general manager absence for 2 sites. One site is managed 24 hours a day with a night team, our second site is new, much smaller and managed remotely with weekly visits.
Manage the day to day running of the building working with the reception and the concierge teams. Provide a customer focused service to residents and occupants of the building.
Act as the first point of contact for residents in dealing with all property matters relating to the building. Deal with initial complaints and address issues that arise relating to the building.
Ensure that the building remains clean and tidy and work closely with concierge and other contractors to ensure the building remains clean and presentable.
**Additional task as required**:
- Ensure that project budgets remain with budget and on cost.
- Assist with chasing income and take actions to collect outstanding income. Liaise with income collection team and ensure residents pay their rent on time.
- Booking check ins/outs & inventories
- Ensure Deposit returns, negotiation between CRAM and Tenants or the Flat fair / zero deposit scheme are resolved adequately and quickly.
Compliance with lettings administrative procedures and all relevant legislation
Be on call for emergencies only when the night team take over.
Must have Property Management or block management experience.
