We are looking for someone to provide high quality effective technical and administration services to clients of WHiA and provide a full range of technical / practical support in the delivery of WHiA services. Provide support to WHIA by undertaking site surveys, architectural design and contract administration duties and to monitor works on behalf of the client.
In this role you will:
- Coordinate and produce the necessary documentation for formal approvals.
- Manage and oversee the procurement process for all WHiA construction and repair services.
- Carry out such duties as may be required by the Construction (Design and Management) Regulations 2007, (or subsequent update) and other relevant health and safety legislation acting as designer as appropriate.
- Perform the role of contract administrator under appropriate forms of contract. In liaison with colleagues to coordinate and issue contract administrator’s instructions altering specifications as required in a suitable written format to allow cost and programme adjustments to be calculated as necessary by the appropriate person.
- Arrange pre-contract and other site meetings with colleagues and contractors.
- Periodically inspect the works in progress on site on behalf of the clients in the role of clerk of works.
- Manage the Defects Liability Period recording.
- Assist with procurement activity relating to adaptations and other projects.
- Contribute towards the development and recording of relevant performance indicators for adaptations.
- Contribute to the achievement of team targets.
Develop and sustain good relationships with colleagues, key suppliers and funders.
We are looking for someone with a track record and experience, skills and knowledge with the following:
HND or higher level construction qualification
Or suitable alternative practical experience in building and maintenance
Ability to survey and draw plans and specifications for adapted bathrooms
You will have a clear understanding of legislation and landlord’s responsibilities relating to repairs and maintenance and health and safety/ compliance, including building control, fire safety and CDM 2015, and contract management.
You will have the following experience:
Essential
- Minimum 2 years post experience or 5 years relevant experience in building and maintenance.
- Proven experience of assisting in delivering excellent customer service.
- Proven ability to work autonomously day to day, resolve complex problems, make decisions and manage a varied workload to achieve challenging performance targets.
- Proven ability to contribute positively to team and organisation responsibilities, performance and outcomes.
- Proven ability to deal calmly and positively with challenging situations.
- Excellent oral and written communication.
- Experience of managing and monitoring housing refurbishment and repair works.
- Experience in managing quality and compliance with good practice for refurbishment and repair works.
- Ability to diagnose repairs and remedies, to understand building structural defects.
- IT literate - Microsoft Office and CAD.
- Use of a car for work is necessary for this role.
Desirable
Experience of working with vulnerable or disabled people.
Working autonomously day to day to resolve complex problems and make decisions you will be confident and able to manage a varied workload to achieve challenging performance targets.
You must have excellent oral and written communication skills, together with literacy in Microsoft Office and computer based housing and maintenance systems.
