I am currently looking for a dynamic Property Manager for a friendly independent Residential Lettings, Property Management business based in Malvern.
You will receive a basic salary of 25k+ dependent on experience.
Hours of work are Monday to Friday: 9am - 6pm (some flexibility)
Own transport will be necessary - all additional business miles will be covered
Your role will be to manage and oversee a portfolio of property assets and be responsible for achieving superior operational results and financial performance.
As the property manager part of a team providing best in class tenant services. Reporting to the senior office manager you will be responsible for the portfolio of residential and office space in Worcester, Malvern, Cheltenham, Gloucester, Birmingham and theCardiff area.
You will Maintain personal contact with tenants. Promote good will, provide high quality service and anticipate and solve problems.
Implement tenant retention practices and act as a liaison between tenants and building owners.
Approve plans and procedures for handling complaints or requests from building tenants or occupants and maintain and monitor the work order system.
You will need to calculate monthly utility billings to tenants and assist prospective tenants and the building owners in space planning and estimating costs while maintaining established building standards.
You will also have familiarity with operating provisions enumerated in lease agreements and tenants compliance with these provisions and provide lease administration and regulatory compliance, including input into Jupix, reconciliations, defaults, and disputes.
Manage all landlord freehold and communal responsibilities. Inspect as and where necessary and perform property inventory, interim inspections, check outs and use the relevant reporting software.
