We are seeking a detail-oriented and proactive **Void Inspections Specialist** to join our team. The role involves conducting comprehensive inspections of new-build properties during void periods to ensure they are safe, compliant, and ready for handover. A significant aspect of this role includes managing water systems to prevent Legionella risks through regular flushing and adhering to water safety best practices.

**Key Responsibilities**
- **Property Inspections**:

- Conduct thorough void inspections to identify snags, defects, and non-compliance with building regulations.
- Prepare detailed snagging reports and communicate findings with relevant stakeholders.
- **Water Safety Management**:

- Perform regular flushing of water systems to prevent Legionella bacteria buildup.
- Monitor and test water temperatures in line with Legionella risk management protocols.
- Ensure compliance with water safety regulations and best practices.
- **Handover Preparation**:

- Verify that utilities (electricity, water, heating, and drainage) are functional and meet required standards.
- Check for cleanliness and readiness of properties for occupation.
- **Health and Safety Compliance**:

- Ensure properties adhere to all relevant building and health and safety regulations.
- Identify and report potential hazards to mitigate future risks.
- **Documentation and Reporting**:

- Maintain accurate records of inspections, flushing schedules, and remedial actions.
- Provide feedback to contractors and developers to improve workmanship.

**Qualifications and Skills**

**Essential**:

- Experience in property inspections or similar roles.
- Strong attention to detail and ability to produce clear, concise reports.
- Knowledge of health and safety regulations, particularly in construction and property management.
- Basic understanding of Legionella prevention and water safety.

**Desirable**:

- Certification or training in Legionella risk management and water safety.
- Understanding of building regulations and snagging processes.
- Ability to work independently and manage time effectively.

- Excellent communication and interpersonal abilities.
- Competence in using inspection tools and reporting software.
- Commitment to maintaining high standards of health and safety.

**Requirements**:

- Valid UK driving licence (clean).
- Willingness to undergo relevant DBS/security checks

**Job Type**: Fixed term contract
Contract length: 12 months

Pay: From £110.00 per day

Additional pay:

- Performance bonus

Schedule:

- Monday to Friday
- Overtime
- Weekend availability
