Our busy Edinburgh office are looking for an enthusiastic and outgoing individual to join their team as a Property Adviser/Senior Property Adviser. A company vehicle will be made available for use. A Full UK driving licence is essential.

**ROLE OF THE DEPARTMENT**
The role of the department is to identify and secure new valuation opportunities and to then successfully convert those valuations in to new business. It is important to ensure correct pricing of properties and maximum exposure for clients properties too. The department will also identify other business opportunities that will generate revenue for the firm whilst still providing an efficient, reliable and professional service at all times.

**JOB PURPOSE**
A multifaceted estate agency position focused on getting properties on the market, finding buyers/tenants for the properties we are marketing, managing applicant bank and maximising business leads for other legal and financial services.

**KEY RESPONSIBILITIES**
- Deal with all property admin within the branch to include new file set up, money laundering checks, mail runs and filing
- Co-ordinate viewings
- Conduct viewings on occasion
- Register applicants and identify their specific property search requirements
- Cross sell properties to applicants, highlighting the properties main features and encourage viewings
- Identify other services that are relevant to the applicants situation and promote the benefits of using Aberdein Considine
- Preparing concise summary property descriptions for particulars/web portals
- Handle client objections/conflict
- Provide advice and recommendations on marketing and pricing strategy (i.e. aged stock/problem properties)
- Assist with supporting junior members of the team
